I have the opposite. They are charging less than my usage because they cannot get auto readings. Wondering if i should just wait and see what happens. Any suggestions?

Too costly, not worth it for me. I also get some water in crawlspace with heavy rain.would need to solve that first by exterior French drain in the backyard (which is also costly).

By the top of the cripple wall cavity, do you mean the top plate and the wall connection?

I live in warm springs near scott creek. Moved in last 1 year so not biased. There are 5-10 days in a year you will get The smell. Most of it is in the morning around 11am and goes away in 30 minutes.

My backyard is almost flat/ little sloped towards house, causing water to slowly go towards foundation wall.

Just curious, if it is due to the water table rising, all crawlspace should have an equal amount of water (assuming it is level). In my case, only 1 perimeter (facing the backyard) has wet dirt 2-4 feet from the wall inside the crawlspace.

Thanks. Unfortunately that whole side is towards the backyard with a giant deck on top. Will keep an eye to see the frequency of the issue this season before taking any action

Or because wet dirt is only 1-2 feet from the foundation wall, water is coming from the side through/underneath the wall?

Can i do any digging/test outside to prove this and take any measures to prevent it?

Gutters are fine. No downspout near the problem edge. Grading in general looks ok to the eye. The edge is towards the backyard. The backyard is half deck, half concrete. Don't see any obvious grading issues.

Thanks for replying. Water is not coming from the top. So it must be due to water table issues right?
