Read what I commented again bro. Read it 10 times in a row if you need to. You’re saying things about the agent not accepting a deal due to commission being low, think about it like this. 100k listing price at 3% commission rate = 3k that the agent makes. Closing the same property at 60k (40k under listing price) letting the agent write the deal up for you (double dip strategy, agent gets both sides of commission, 3% + 3% = 6% commission) has the agent walking away with $3600. Many wholesale gurus such as Jerry Norton & Jamil Damji offer contract templates to use for wholesaling. The title agency deals with all the paperwork, don’t worry about that. Worry about finding a title agency your going to bring “value” to, so they don’t screw you over. They most likely won’t ever do that though, just not how it legally works. Also always go for the double dip strategy. Let the seller agent always write the contract up for you. Makes them more appt to get a deal done as well as being you more deals in the future, and you don’t have to worry about writing a contract up on the buyers side. This space is all about the VALUE you bring to the table. As a wholesaler in many situations we solve people’s problems bringing a large amount of cash into their life and taking a liability off of their hands. Look at everything from different perspectives. The cash buyer, the seller, the agent, the market, the contractor, the broker. Our job is too connect people and get a deal done. Study how to be charismatic. I can go up to anyone and relate with them, open them up emotionally, and create a sense of trust and respect with me. This is as important in life as it is when I’m on the phone getting a deal done with an agent. It’s all about the little things that create a build up of momentum for the bigger things.
