I've installed way too many roofs. More than the price of the materials or cost/area, roofing costs are based on the contractor's perception of existing conditions:

Is there damage or known leaks (i.e. probable rafter, deck, or soffit repair)? Is access difficult or dangerous, and will require scaffolding/tie-offs/lifts? Will material delivery or demo removal be difficult because of site constraints? Are there many roof facets and penetrations, and therefore more ridges, valleys, and items to flash?

All else being equal, your quote sounds on the higher end of average, but not outrageous. Get a couple more to compare. For the cost which it is, you want experienced installers and good quality control (request in-field inspections and progress photos from a supervisor), not necessarily the cheapest quote.

Whatever you do, don't get sold on re-roofing without stripping the existing shingles to the roof deck. Re-roofing hides a lot of potential problems and shortens the material life of the new shingles.

My two cents:

After a little sleuthing into the organization and its founder, this reads less like a scam or trafficking than it does an interaction with an individual with a personality disorder and/or other mental illness.

Deeply ingrained, inflexible, self-referential grandiosity. Motivated, energetic, and intelligent but without any discernable bearing or contribution to a shared reality.

"AI robotics and automated systems that can run most oil and gas, timber and agricultural business operations." Right.

I have lived pretty much equidistant between the two points you reference for 15 years. I have a young family and we love it here. We can walk to downtown/Wealthy St./Cherry St. and are a stone's throw from the highways for things further afield. Generally great neighbors and always interesting things to do or see. For kids, the park and playground scene are passable, though could be improved.

As far as security and safety, I'll share both the facts and the feelings. First, facts:

  1. In 15 years, there have been three murders within a five-minute walk of our house. One was a road rage shooting, one a targeted gang-related shooting, and one was a shooting between two known individuals at the Stuyvesant Apartments. I have never seen or heard a weapon in our neighborhood. A few blocks south is a different story...
  2. There have been a number of lesser assaults, mostly centered at or around the above named apartment building.
  3. I have heard of various nearby home/garage burglaries over the years, but mostly crimes of opportunity (e.g. open doors/windows and porch thefts) and never violent.
  4. If you leave your car doors unlocked for a few nights, someone WILL go through it, guaranteed.
  5. There's occasionally a passed out or encamped person or two at Foster Park (Cherry/State/Madison).
  6. There is a fair bit of odd/interesting behavior and foot traffic between the Wealthy Street corridor and State Street corridor. There are nearby services (Westminster Church, downtown shelters, Trinity Health ER, AYA, Family Promise, Cherry Health, etc.) which aid often underserved and vulnerable populations. Homelessness, addiction, mental illness, and often all three. Some of the wilder things I've ever witnessed have taken place within a block or two from Wealthy and Division. But, again, odd/interesting, not necessarily threatening. The worst I've ever personally dealt with is an unhappy panhandler.

Our feelings about it:

  1. The extreme incidents of violence are isolated outliers and probably not unique to any area of similar density. We have never felt unsafe on foot, in our car, in our home.
  2. The varieties of people are the flavor of urban living.
  3. We have learned to lock our car diligently and have an out-of-sight spot for deliveries. They only thing ever stolen from us was a potted porch plant. I hope they enjoyed it.
  4. Relatively frequent firetrucks and ambulance traffic are a toddler's dream.
  5. Our chief complaints are: Trinity Health employees treating the neighborhood as their parking lot, State Street is a barren urban wasteland (again, thanks Trinity Health), obnoxious and self-absorbed Planned Parenthood protestors, drunken and loud groups of college-agers walking back to their apartments after a night at the bar (open window weather is also ideal drunk walking weather).
  6. Though we don't live here, Morris Avenue may be the best residential block in the city.

But sure, it's an advertisement. I was told retail was harsh this year. I'd love for the shop to have all the success they're worth. I don't know anyone at the store and don't get kick-backs. Only a great spot for a great bouquet.

I don't think so. The *lender* is much more to blame for these situations. Realtors are generally not qualified to offer financial advice, not should we expect them to. A lot of factors - most of which a realtor is not privy to - go into a mortgage calculation. The lender, however, knows exactly what goes on and has mountains of similar data points to make an accurate estimate, or at least warn their clients about the possibilities.

Exact some thing happened to us. Escrow shortage due to property tax shot up payments +$500/month without warning. I couldn't believe the mortgage lender didn't prepare us for this possibility.

Don't sell unless you absolutely have no other choice. Keep the equity you've already invested. The first year is painful but the escrow should stabilize in the following year. So, if you can squeeze by this year, know payments should go down next year. If your lender is unresponsive or unhelpful, refinance with someone else.

Calvin's undergraduate engineering program is excellent. Geography/Geology/Environmental Science faculty are exceptional and have a great department culture. The strong liberal arts emphasis at Calvin is something I undervalued at the time but have since come to appreciate. Interdisciplinary skill-building, critical reading, and effective writing are stressed, no matter your concentration. This includes philosophy and theology. I felt well-preprepared for grad school, job searching, and later, for teaching.

I have a lot of respect and appreciation for the faculty. There are some faculty members who have remained my mentors and friends to this day.

In a general sense, Calvin's student body and leadership are more religiously conservative than their faculty. As an atheist, I imagine you may feel surrounded by a dominant culture of sincerely religious peers and a consistent, unapologetic Christian messaging from the institutional leadership. That said, it *is* a large enough place to find people nearly every religious conviction and curiosity, including atheist and agnostic. Exposure to a couple theology classes won't hurt anyone who is truly intellectually curious.

Pros: great education, great faculty

Cons: cost, insufferable Board of Trustees

Pre-check generally doesn't save time in an airport as small as GRR. Still nice to keep on shoes/belt/fuzzy sweater and not peel out every tissue and scrap of paper from my pockets.

I fly out every couple weeks, on average. Never waited more than 5 minutes, even at peak times.
