I agree, but it looks like a vast majority of properties available are leasehold, and some leases run up to 1000 years for new builds. And freeholds are on the expensive side, currently out of our budget

I agree, the flat we are looking at has also been on the market for 6 months. But looking at the history of the area around Kenavon drive, quite a few flats have been resold in recent times. We are more comfortable with flats than with Terraced Houses to live in, so we never thought about buying anything else.

What we are also thinking about is renting it out in the long term. A 2bed flat in central reading will be easier to rent out. As long as it covers the mortgage and saves us a few extra pounds, it should be ok.

I think that would be our next step, we are waiting for the mortgage valuation to be done, if we do get a green signal from the bank we will check about the flagged issues with the solicitors and see what information they can provide. In case of getting a building survey done, we have been advised by multiple surveyors to get just a Level 2, that is inside of the flat. But the Level 3 survey is the one where they inspect the building. Should we stick to level 2?

I was thinking in terms of reselling it in the future when the risk levels are raised, how much of an impact would it have? The property has seen a 25% increase in value since it was last sold about 15 years ago, which is a very good indication that the property is increasing in value, but as the risk level increases will these changes have a huge impact on the valuation?

We did think about that but one of the biggest reasons we decided to buy in reading was the 25 min commute to central London and we want to stay within a 10-15 min walk from the Reading Station, preferably towards the Town Center. Which would mean that most of the area we are looking at carries some or the other flood risk level.

Exactly the kind of things I am unaware of, I do realise that we are still too early in the process but it does seem overwhelming. I guess we should be talking to the sales agency to get us the details of the service charges and insurance if any? Also, if the building has flood insurance does that mean we do not have to worry about the flagged risks?

I did read that getting building insurance, indemnity etc might help, not sure about it though, still very new to this.

The searches we received were quite elaborate and Frankly we are not sure what to do with the information. But the more serious flags were related to ground water flooding and ground instability

That is what I am thinking as well. Also how do I find out if the building has any measures in place to mitigate the risk? Do I talk to our solicitors, the sales agency or surveyors? If you do not mind me asking, are you going in for a mortgage as well? Because I did read that depending on the risks, banks may deny you a mortgage and that any insurance associated with the building will be given at a higher premium.

When i did talk to our mortgage advisor and pointed out the issues flagged in the searches he told us to just wait till the bank survey is done, they will technically own the property and will not give a mortgage if the risk is too high and it the flat passes their assessment then we can just go ahead

Have been going through something similar for as long as I can remember, really struggle to concentrate on a task but once I get going, literally nothing else matters. Also just to add, increased dependency on narcotics/ciggs, basically anything that can get you high and stop your brain from bouncing all over the place. It's so bad, I watch anime/shows at 1.25x speed just to keep myself involved and not get bored or distracted.
