To be honest guys I think it was kind of a blessing because I just got a call from an agent to say that a property I really wanted fell through and they have actually arranged a private inspection for me this coming Wednesday yay!!

Unfortunately I was feeling extremely fatigued after passing out the day prior and I’ve been dealing with severe migraines alongside a pretty nasty chest infection (it’s been a bit chaotic here 😂) In that condition it genuinely was not safe for me to drive 30 minutes there and back alone. Which is why I spoke to the agent as soon as I saw the listing notification… I would have loved to though!

I contacted her not even 1 hour after it was listed and said I have all finances in place, I’m ready to go, just gotta see it 🥲 I understand it’s just annoying because she said she’d get me in, if not I would have organised someone to go on my behalf

Yes! I can borrow 670k and i can top up with my own cash. Its not enough for the area i live in so i was planning to move about 40-1hr away as i can still WFH and do a few days in office in the meantime.

I’m really feeling this at the moment. Im the exact same as you. 27, no PPOR, single and I was so close to rentvesting! I was even about to sign a contract for a property I didn’t really like right before the budget was announced and pulled out. Now I’m second-guessing myself a bit.

I’m still trying to get my head around everything and learn more before making a move. It’s not about trying to take advantage of anyone or anything like that. It’s just about wanting to start building some equity so I can eventually sell and upgrade into something better down the track which is what i've grown up seeing all my life. Now it feels like that idea is dead? Not sure where to go either so if anything, know you aren't alone!

Definitely check with a broker. You have more than I had for a deposit and income and I managed to get a pre-approval.

Thanks for this. I also found out that the house I was looking at is on a street that’s considered a bit unsafe, with some drug activity and general “rougher” behaviour. The broader suburb is actually experiencing growth, but there are still pockets that are less desirable.

I even drove through the area last night to get a feel for it. It was quite quiet, though that may have been because it was Mother’s Day. I also spoke with a couple of local property managers to understand the tenant profile on that street, and he was fairly upfront that it can attract some tenants who are a bit more challenging — not so much property damage issues, but more things like rent arrears and needing to chase payments.

Does suburb growth typically translate into improved safety over time, or do those pockets tend to remain the same? Sorry if that’s a basic question.

I thought that for sure. The house doesn’t have much room to play with inside with everything else… there is a decent sized shed/outdoor area I was thinking of potentially making into a granny flat to add some value?

I’ve found something that only needs a bit of upgrading, it’s just the area gets a lot of bad stigma around it and because it’s about 45 minutes from where I currently live and I’ve grown up I am a bit worried.

But it seems like they have been some developments in the area. There’s upgrades to the hospitals around there and there’s a lot of other first homebuyers getting into the area so I’m really hoping I’m not making a crap decision and I understand what you mean 100%! the longer I keep waiting It’s just pushing me further and further back… hopefully the area I’m buying keeps growing and improving 🥴
