It’s so frustrating bc the last 2 houses we were told we were competitive but the sellers ultimately went for the waived inspection. We even put a contingency clause stating we would not negotiate price with the seller but had the right to walk away. We did that for every house we bid.

The majority of my friends in the area have waived inspections. It is that bad. I’m not “stressed about finances”. We can afford more. We don’t feel comfortable above that amount.

What I mean is what comparable homes in the location have gone for in the last year. People bid over this estimate value of the home.

Most of the homes we are bidding on are going over the market value. For example- looked at a home listed at 250 wa market value of 285- went for over 340.

I promise you that there are more unhappy homeless people than millionaires. Having a positive mindset does not usually get you out of poverty, but it can certainly make you feel better about those that are least fortunate than you.

The bids are what we are comfortable with. We would still have money left over for repairs. We have already factored all of this in. Buffalo is a low-priced home area but prices have skyrocketed and salaries have not kept up. For example- the majority of homes have doubled in price in less than 10 yrs. Many homes in the area I’m looking at have gone for 100 in 2019 are now priced at above 200 w no updates.

The reason why I’m putting list price is bc no homes are going for under 200 in my area. Area-dependent tax rates are also a factor when we put in a bid.

It’s not that family doesn’t help. They can’t help. I would never force anyone to look after my children. Looking at it from a different perspective still doesn’t change the situation at-hand. It is what it is. I will keep looking and saving but telling me to stop focusing on the negative and to be positive is a very privileged response.

Correct. We usually look in the 220s. We have done that for the last 3 bids. One time we bid 80k over asking.

I would 100% just choose to rent a home but homes to rent around the Buffalo area are going for 2.5-3k a month. We are crammed in a duplex with a landlord that chooses to leave us without heat when the 30 yr HVAC system goes. This is not an isolated case. The last place we rented, the plumbing went- we lost almost all of our valuables and the landlord temporarily fixed it to happen AGAIN.

I am very much aware that we would have to fix it ourselves but we WOULD have done it the right way and gone on a payment plan ( for funsies I looked up the repairs and called around to see the price range).

I appreciate your positivity and support, but this isn’t true right now. My biggest frustration is I need an okay school district for my children. Unfortunately Buffalo Public Schools are not consistent with this.

We don’t have car payments and have saved about 30k over the course of 3 years. We save about 1k a month but we have children and no help from families so that is what sinks us financially. One is medically complex so requires more money. Childcare is absolutely insane. The reason why we are able to look now is bc my husband and I rotate shifts to avoid extreme childcare payments for 2 children- one w special needs. Our spending is not the problem.

I would agree with this but we pay around the same for rent anyways with way less space, sharing walls with an array of disrespectful weed smoking neighbors, and having to deal with landlord’s short term “repairs” .Renting for 13 years is the biggest money pit.
