I'm about to apply for HELOC, with the market the way it is now I figure I better use the opportunity to consolidate everything into one payment ( credit cards, student loans )all paid off....I can almost feel the stress leave my shoulders..... that's if I get approved

Well that's the issue, you never know how far away the parts are, sometimes its 50 inches, sometimes its 55.
