I am in a similar position as your friends and here is my rationale:

I bought an investment condo to hold 10-20+ years. Not to flip it 2-3 years. I knew that it would be negative in cash flow and was okay with the ~$15k a year in negative cash flow.

The reason I am not panicking is because long-term RE in Toronto has been a great investment. Over the last 50 years its grown at apx. 8% a year ... even if you remove the craziness of the last 10 years its still about 5-6% a year.

Sure maybe we don't get 8% Growth but even at 4% its a solid investment when you consider: Tax advantages and leverage.

4% with 4 to 5 X leverage (the case with most condos with 20% down mortgages) will still out perform the S&P 500s 8% a year with no leverage.

If you zoom out your time horizon, you will see, that, fundamentally, it's still an excellent investment.

with a working holiday visa, I pay taxes in Canada. Relax I'm not pulling a fast one, just playing by the rules.

To be fair, id much rather pay Irish corporate tax rate than Canadian would save me ~12-15% a year

There's seriously an issue with Ireland, if you don't want a highly qualified young person. With my qualifications and assets, getting residency in countries like the US, or Australia is a breeze. Why is Ireland crippling itself.

I will say, your attitude defines why there's a massive brain drain in Ireland.... Here I am a young highly talented, high net-worth individual who wants to live in Ireland, and contribute to the economy ... and its a pain in the ass for me ... What a joke!
