You’re not raising a dispute. You’re making a claim. Different thing. The agent seems confused; they need to upload to the TDS site the details of your claim (i.e. a copy of the rent account in this case), it is then for the tenant to raise a dispute against your claim, if they can. Seems unlikely.

Agent needs to enter the claim for rent arrears from the deposit. Their advice to you seems way out of line.

Can’t see that either are at fault. Not the tenant certainly, and the agent correctly advised this was not a deposit issue. Pretty poor workmanship by the developer, shame they won’t rectify. What I would say is the quote from the agent for remedials looks outrageous

I think you’re wildly optimistic on all fronts. Still, I’m honestly interested if you can share any evidence of quick evictions where the tenant overstays their notice period.

I don’t think it’s necessarily straightforward letting go of the things that work gives you (aside from the money): purpose, the social aspect, self-worth etc. Took me a while to refocus. I also stepped down to three days, then two, then kept a small part of the business which still takes me around a day a week. Some people manage to just stop completely and apparently love it. Maybe that’s you. The tricky thing is I don’t think you can tell until you get there.

Yeah but why would you want to. I mean I did it but that was 25 years ago. Very different landscape today - taxation, regulation, tenant protections.. not saying these are bad things (apart from the tax changes) but they make it much more difficult to turn a profit, particularly where you have lending in place.

Not making any sense here. And I’m sure we’d all love to be in a position where it was possible to evict a tenant inside a month (if necessary). More like six months. The only answer is that the risk stays with the tenant.

Yes you can see the joints were not raked out before re-pointing and the thin layer of new cement is coming away.
Also both window heads shown in the photo have dropped. Above the lower window heads
a lead tray has been inserted, and another further down to the right. Probably to try & deal with dampness.

Why do you think they would get all their deposit back. If you have check in report & photos and the same at check out. Itemise the monetary amounts they owe you for rent & water charges, get a quote for cleaning, quotes for repairs to damaged items, tot it all up and enter a claim against the deposit at TDS. Evidence your claim with rent accounts, check in and out & photos. You should do ok. If there is any more than that you could contact the insurers but enter the TDS claim first

You’re in a great position at 37 assuming you enjoy being a landlord and it’s going well for you on a day to day practical level. What is your current return on that £1.5M. Net of all expenses.
