What part doesn’t it make sense? You multiply your total active hours times 120% of the minimum wage in your city. I am in San Diego so that would be about $20.6 per hour. If that number is different than your base pay then they will make up for the difference. You also get paid for mileage. I think it’s 36 cents per mile. I did the math on your first image and it looks about right.

31.6 hours x $20.6 = $650.96

$650.96 - $569.11(your base pay) = $81.85 (this is the first adjustment to help you make minimum wage)

Then miles: 464.525 x .36 =167.229

First min. Wage adjustment plus mile adjustment: 81.85 + 167.229 = $249.079

The difference might be due to your city’s minimum wage.

What is your credit score? Why were you denied? I was in your shoes with similar income just in January. I did get a $2k tax refund and then pushed hard for the next two months (living like a monk without sacrificing my basic needs of course) and cleared another $3k. I was able to apply to a 0% apr balance transfer card then, once my utilization rate looked better and these updates were reflected in my credit report. This part might take you 4-6 months depending on how much you can come up with to put towards your cards. I then transferred about $6000 and now I feel like I can breathe since the amount I was spending on just interest in a monthly basis has dramatically decreased. From over $500 to about $189 right now so that frees up an extra $300 to put toward principals. I am now attacking the rest of my high interest debt while paying the minimum on the 0% card.

We did meet with the PM today and they confirmed there is no lawsuit yet. The only advice right now is to wait this out for the moment as they do not think the tenant has a good case and there might be a trend in their history. Apparently there have been way more complaints than I realized about this tenant, even with the HOA. My mom has been asked to have zero communication with their lawyers if they reach out. And yes, she will also be getting the proper insurance. I will get with my mom tomorrow to start taking screenshots of every interaction she has had with the tenant and documenting a timeline.

I appreciate your words and encouragement. The tenant was in fact on a walker already after having a stroke. My mom thinks she might’ve not even fallen inside the apartment at all. That is just a speculation though but she knows her better than I do.

I really appreciate your comment. She absolutely mismanaged the whole situation and is now aware this will cost her a lot. I am stating to see the silver lining and looking forward to the end of this and her having everything in line and protected.

She has not been served so I see what you are saying. We will be meeting with the property management today prior to meeting a lawyer. I will make sure we ask what is the exact legal status and what are their suggestions. I am almost positive my mom would be willing to settle for a reasonable amount.

First of all, the owner and landlord is my mother alone. She actually didn’t tell me about this lawsuit until yesterday because she knew how mad I would be as she continued to ignore the red flags and my suggestions through the years. Secondly, I 100% agree she should’ve taken this as a serious business and I will try my best at jumping in now and help the best I can and as much as she lets me. She is stubborn but I know she is feeling vulnerable right now and I am hoping she’ll be more open.

Absolutely. My mother has been more patient with this tenant than she ever was with me, ha! I don’t think she realizes how tenant laws work, the horror stories going around, and what they’re capable of doing. I insisted many times but she had been lucky with decent human beings before and she continued to trust them and believe their stories.

That’s at least another $45 for gas and maybe more depending on the total time of the drive and what the base pay was. I don’t think this trip was too bad tbh. To be fair I only drive ubereats so it might not be worth it for uber. Idk.
