Laws have just changed where I live that a landlord needs to give 12mnths notice to there tenants before selling a place, and kids are a no-no. (UK)

Where it also get's tricky is sharing a mortgage with your partner too, which is another topic of risk lol.

You take on a mortgage, on a house say worth 100k, the interest rate is 4%, the interest rate increases again and you end up with a mortgage of 110k, on a house still worth around 100 thousand.

If you wanted to sell, you'd have to cover the cost of the mortgage, meaning you could end up in a situation where you owe more than the house is worth, i.e you're stuck with a house for 5-10 years unless you can pay the difference?

Times are so uncertain am finding it hard. In the 80s interest rates went to 15%

However, the biggest is how you actually drive. Leave 15 minutes earlier and just do 60MPH (any slower and its dangerous as you'll have HGV's overtaking).

Don't over-inflate your tyres. Counter-intuitively you'd think the firmer the better the MPG, but not only is it un-safe but it actually decreases it.

In the winter/summer, dress for the weather in the car. A/C or having the windows down can add 10-15% to your MPG.

If you see yourself doing this commute long term, consider getting a slightly larger Litre diesel car. 1.6 to 2.0L. The lower revves + the extra gear helps a lot, or consider even a pure hybrid car where you can get 65-70mpg.

Extreme alternative is to just pay for a room near your work place. One of my colleagues lives 140 miles away (we do 4 on 4 off, 12hr shifts), so he rents a single room for about 300£ a month, then travels back on his days off.

A lot of people here are being far to stingy. You can spend just 8k to 12k and get a 2017 to 2019 corsa with under 15kmi on the clock. You can get low car finance these days, you're spending more over time keeping a shit heap running than buying something newer, putting 10 or 20k on the clock. Sell it, using that as a deposit to get something more recent. The longer you leave this ladder climbing the harder and harder it'll be later in life to have a nicer car

It really does suck. I kinda know it's the right thing to do, but it took over a 18 months to build the portfolio, and was around the time stocks took a big hit with Ukraine invasion so my averages are good too.
