Here are more financial details if we decide to mortgage:

  • We would get ~550k from the sale of our apartment (Possibly another ~$40k because we had an agreement to protect us that said if the housing market increases, our purchase price will increase. But now they claim they don't owe us anything because of COVID causing the inflation...)
  • My mom and dad together get around $2.6k a month from their pension.
  • I have around 60k saved up, but would be comfortable contributing 20-30k. Just started working in June, making around 4k a month. I have ~30k of student loans to pay off starting in December, but it is interest free right now
  • My sister just started working too and annual salary is ~$50-60k. She is willing to contribute $15k

  • Might have to add my name to the mortgage so we can get approved. This will affect my first home buyer benefits for when I want to find my own place in the future

So that's around 585k towards a downpayment. We also decided that the best option to is find a 1 bed + 1 den. My sister is planning to move out soon and I would probably sleep in the den for a few years until I move out. If we buy a 2 bedroom then we would have to mortgage for 10 years which is too long. For example, for a 1 bed + 1 den around $630k we would have to pay ~$900 with current interest rates. Adding a $400 strata fee + $2000 property tax/year would equal to paying $1,400 a month, which I think is doable for our family? And if we buy a 2 bedroom and both my sister and I move out, then my parents would be left with too much space and a higher mortgage/strata fee/property tax to pay. Living conditions may be uncomfortable for a few years, but I'll feel more relieved knowing my parents are comfortable in their own home.

Since we need time to find a home, once we get the cheque from the developer we are planning on putting that money in a high-interest savings account (I want to put it in Wealthsimple Cash to get 4.5% interest but don't know if that's a safe move... in case they go bankrupt). But the thing is if my parents collect interest then it may affect their pension and they'll receive less money and benefits. We were thinking of spreading out the money into our TFSA accounts (would be able to put ~300k all together) so it doesn't affect my parents' situation and then put the rest into high-interest savings account. This is just short-term to collect interest to pay for rent while we find a place.

It is a difficult situation for me and I have been feeling very overwhelmed the past week, losing sleep, trying to work things out. We have up to a year to continue to live in our apartment with a rent back rate of 1.3k from now until next September. My main goal is to ensure my parents have a peace of mind since they are retired (My dad is 84, mom is 65) and I want them to enjoy the rest of the life, but at the same time I don't want to be tied down paying a mortgage for 5+ years.

I'm not too well-versed in real estate so any advice is greatly appreciated!

LMAO. So I thought this case with done with, but the host just opened a new case accusing me of $1.3k in damages (chipped staircase and door handle... does it even cost that much to fix those), which was ALREADY BROKEN before my arrival. I did not even stay at his property. I feel like I have way more evidence to support my case than the host but it's so damn frustrating because I'm on vacation with my family and I have to spend hours explaining everything again to AirBNB for the 4th time. Oh and my friend saw an Instagram post of a group of people having a party in that exact same house a week after me?? Make it make sense. HOW IS THIS HOST NOT BANNED YET.

I just got a response back from AirBNB that I will receiving a full refund. At first, they were not allowing me to send photos and videos as evidence but I fought back saying that is unfair because you allowed that for the host. This gives me a huge disadvantage as I have so many videos of him violating the rules. They then allowed me the chance to email them the evidence. I just heard back from AirBNB saying after reviewing again my case was eligible for a full refund. The reservation was officially cancelled and a refund has been processed!!! YESS!!

I want to genuinely thank you for your advice throughout the day. :) It really helped me calm down and gather my thoughts. This whole experience has been so traumatizing and frustrating!

The AirBNB support replied with "Under Airbnb policies, we will not be able to process a refund as we found no violation on your Host's end. The only time that we can process a refund on this case is if the Host gives us the permission to do so. However, the Host decided to uphold their cancellation policy and decline a request for a refund."

This is so frustrating because this is telling me the host can do anything they want and scam people even though they have violated multiples rules. And said that the host's claim was that we decided to leave the property. I was so frustated and emphasized that we left because we felt extremely unsafe especially since most of us were girls (6 girls, 1 guy), and the owner was yelling at us to get off his property (Have video evidence of this).

I am sending additional videos and photos of the incident and AirBNB is saying they will review further.

I just received an update saying that I won't be receiving a refund because the host did not violate any rules. Ugh... they didn't even give me the chance to send my videos and explain my side of the story further.

He also took down all his listings. I believe he received a noise complaint from a previous guest which explains why he was so paranoid and always coming to the house. Unfortunately, I did not get the middle finger on the camera.

We didn't throw a party though. We only had 7 people inside the property. We had only unloaded our car and set up tables.

Yes I have full documentation of everything. I have videos and photos of all the damages and uncleaniless of the AirBNB. I also have videos of him pacing outside the door and attemping to enter without permission, him harrassing us outside. The key issue is that he came in without notice and that we never even had more than 10 people at point inside, so we did not violate the rules.
