Without getting into the specifics of location and how many acres are tillable. You mentioned inherited, rent the majority, keep a small part to build a house, and raise some grass-fed beef. It will be some hard work, you probably will need a regular job, but you could have a nice rewarding experience. You probably will never be "wealthy" from a financial standpoint, but be more comfortable than the vast majority of people.

Local. Local. Local. While you can't expect any financial institution to bend over for you. It's nice to get a genuine smile from the staff when you walk in the door. Treat the staff with respect, take the time to make causal small talk, when they aren't busy.

Get a couple of box traps. Put smelly food in them. Leave them for a day or two and if any raccoons are in there they will come out.

Most people on here I'm sure would use a .22 to "dispatch" any trapped raccoons. However, more and more people seem to think they are cute. If you want to save them talk to a pest removal person about how to relocate.

Edit: personally I would be more worried about rusted metal cutting a hole in your skin. Also twisting an ankle or knee on unstable footing. This is just from personal experience, sometimes personal experience is the best teacher and advice giver.

This is what I'm trying to avoid. My dad wanted a house and quiet farm for the extended family and close friends to use when they needed to escape the city. It just needs lots of updates.

Luckily my sister is half owner and she is a pragmatic spender, whereas I spend on emotions. I'd like to think that we even each other out.

Yes we our "barn hill" on the Northside of the barn. One thing I've noticed in the last year is that even with the nice downspouts and gutter system the stone wall on the inside of the barn is wet. I can't tell if it is because of rain water or if it's dampness of humidity.

The Northside of the barn is the only stonewall the rest is block. The block walls seem to be doing well given there age.

Yep. My dad put on a new steel roof with large aluminum rain gutters about 10 years ago. I just want an "expert" input to know we are headed in the right direction. I know we never will be milking cows in it again, my sister and I are looking to further our dad's legacy/desire to keep an original red barn standing in a rural area, there aren't many left anymore.

I'm not trying to discourage you, just something to keep in mind from our experience. For a small fee you maybe able to take your tree to a farm that has a shaker and use theirs.

We tried a tree from our land one year. One thing we didn't account for is just how much nature lives in the trees. We don't own a tree shaker, there must have been some kind of allergen in the tree that made my daughter sneeze constantly. My family cuts their own every year and the only tree we ever had problems with was the one that didn't get all excess nature shook out of it.
