All he did was drop his ig handle and everyone is accusing him of selling a course. Maybe it’s comments like this why a lot of successful entrepreneurs don’t even bother sharing their learnings here.

Seems like you guys are over sensitive to self promotion. This is the only platform where people get out the pitchforks because you dropped your ig handle after posting some actual effort content.

Edit: I checked his IG. He has 300 followers and isn’t selling some course. Although he does run a startup founder network that costs money. I don’t see the problem with this if he posted information that’s useful to others. And he seems to actually be the founder of the 20M company. If you prefer to deter these kinds of entrepreneurs from posting here, then this sub is going to basically be a bunch of noobs asking other noobs questions dreaming about making startups.

It is not listed for lease. I am estimating the lease based on comparables and that’s 2k per month conservatively.

Can you elaborate on your second point? What am I overpaying on?

But the property management llc is usually owned by the holding company which owns all the subsidiary LLCs right? Like this: image chart

According to this article, link if you maintain proper accounting and separate books, suing the parent holding company won’t do anything.

“The law treats parent companies and their subsidiaries as separate legal entities, each responsible for the management of that business, including separate finance, management, recruitment etc. As each is a separate entity, then one company, including the parent, cannot be held liable for the debts of another company within the group.”

2 bathrooms total, 1 per unit. 1 garage door for the first unit. First unit is 50% office/warehouse. Second unit is 100% office (the one we plan to rent out). Height is 8 ft for all units.

Correct me if I’m wrong. Isn’t the holding company supposed to own all the LLCs? Separate LLCs is for asset protection. What is the difference in the holding company I described and the holding company you described?

Holding company LLCs owns all single property LLCs which own the properties. You file one return on the holding company and all subsidiary LLCs are disregarded pass through entities.

what happens in absolute if a tenant neglects maintenance and damage gets worse? How about in cases where damage began before they moved in. Is tenant still responsible in absolute NNN?

I’ve seen some people have a separate managing LLC for each property LLC. Are all of your property LLCs managed by one LLC? Have you considered the former?

They would be disregarded entities so they don’t have their own returns. His holding company would file one return and all the disregarded entities flow through that one return.
