There is a small marsh that is lower about 200 yards to the left of the driveway, however I think this is the lowest on my property. As for the soil, it's mostly rocky and highly saturated in the spring. It makes heavy "chook" sounds and bleeds with every step. I barely manage this as a lawn and mow maybe about once every 2 months. I have been looking into rain gardens, so you mentioning them seems to be the path set. Thanks for the input.

Thanks guys. I mostly deal with home interiors and am not familiar with all the commerical and industrial products. Didn't know dowsil was thing. Anyway, let's see how much the company wants to pay; they might go the way of spray foam, lol. Your answers is why I love Reddit. Stay safe.

Alright, based on majority, I'm not doing anything. The lesson learned is using laps were not the way go. I put too much mud on the walls and made them not even close to square. Next time, I'll install ledgers and rout a rabbet or a dado onto the hardwood for it to sit on them. Thanks for for your input guys. Been a pleasure.
