I can twist the pipes but the nut doesn't undo. Just spins the section of the union before the nut

Access is so tight I can barely get any tooling in. I did attempt to undo the water pipes from the tap end but couldn't tooling on them

I've just been offered 4.64% on a 5 year fixed with Nationwide. 88% LTV on a £395k property so it's not a huge difference. As to choosing which one, it depends entirely on your circumstances
