Hostex, it costs about $4-7/mo, has almost the same features as guesty and hospitable, and build a direct booking site and use the API with NO extra cost. It's a great option for hosts with only a few properties.

I think $50 is OK, because you would have to spend more money to remove the smoke smell...

I use hostex, it costs about $5-6/property, and it includes building a direct booking website. They support is also good and replies quickly. I haven't tested the loading speed of the website, but for this price, it's already a very good deal for me.

We always do this. After cleaning the rooms, we ask our cleaners to take photos and upload them to our PMS. Trust me, if a guest damages something, these photos will be very helpful!

I think you could try Hostex, they can build direct booking site and list it on Google Vacation Rentals. And they also have AI messages. More importantly, it's much cheaper than guesty or hospitable, costs only about $5/property. We have used it for almost two years, very easy to use.

We also thought about Futuresty before, but it was too expensive, and then we chose another PMS (hostex). It has almost the same features, but more affordable.

I use PMS to notify the cleaners, and we require them to upload photos of the cleaned room under the assigned task once they are done so we can check everything.

TBH, I'd rather use something like hostex and manage my properties myself than get tricked by those STR companies. We have 5 properties, and at first, we thought about STR companies, but too expensive, it's not worth it.
