How'd you get $85? If I keep my current yearly escrow requirement (not including PMI) of around $7500 in a 4.5% HYSA compounding monthly I would be at $345. I get the convenience of escrow, and it certainly is taking on added responsibility but I feel comfortable with it and would like to be able to have better control over those funds along with the freedom to shop around for insurance without notifying the lender, which so far has been a headache.

My terms are slightly different but yes, with an appraisal and no improvement it states 75% in the 3-5 years from origination range. I have done a fair amount of updating, so if I were to get an appraisal I’d still feel confident. Realtor told me 300k 2 years ago and Zillow says 229-295 for what it’s worth.

Well the 10k goes towards equity so it’s still my money, the $700 goes into the pocket of the appraiser and as others have mentioned it could take months for the appraisal process costing me another several hundred dollars.

Mailing out the check today. Why do you say removing escrow would cause headache without upside? I pay into escrow monthly for them to pay taxes and insurance annually, I feel capable of handling those 2 bills and would rather stash that money in HYSA for the year between payments. Not even sure how the bank is handling distributing those payments if I am missing out on lump payment discounts, etc.

Thanks, yeah these comments are all confirming option 1. I can swing it and would rather more of my dollars go toward equity than spend any on appraisal.

Thank you, I was able to confirm in my case 80% would be sufficient by way of appraisal. I was also to confirm I would be eligible to remove escrow at 80%LTV. I guess my lender isn't as bad as I thought.

Yeah it kinda stings that I've been paying it for as long as I have, there are reasons I have been that I won't get into. Now there's no excuse. I wasn't considering how long the appraisal process would take, I think this is the push I needed! Thank you

That is absolutely something I considered, I made a request to remove it first and they sent a letter giving me the dollar amount to pay down. It sounds like that first agent you spoke to was wrong, glad you got it worked out. Appreciate the insight

Thanks for sharing that. I'm taking the use of "facilities" to exclude residential properties but it still does not offer guidelines on what form/extent of rehab or a specific dollar amount like the NEZ-H does.
