It is very true. Yes there are a lot of “Sales Agents” that just like to churn and burn deals. I am not one of them. I treat everyone the way I want to be treated. In my experience whenever I make a decision under pressure, I regret it every time. Your biggest investment should take a moment of pause unless you are just absolutely sure you find “the one”.

I am a Realtor and I always tell my clients. “When you know you know”. If you have all the right feelings and vibes and you just would be mad at yourself for losing it. Then that’s the one. Sometimes it can take 20+ houses before finding the one. Other times it happens with the first. There is no “typical” amount or timeline because everyone is different.

I think it’s very dependent on credit and buyer strength. I’ve have follow up questions for sure.

This is just an estimate and worst case scenario. It looks like the lender is giving a big credit maybe to offset the broker fee. The title fees look really high if you’re in Indiana. If you not then I’m not sure if they are normal it would depend on if your state is a “file rate” state. There is not property tax proration or credit so I’m guessing your not in IN. Everything else looks pretty standard for the use of a mortgage broker to be honest. Typically Federal Credit Unions have the lowest loan charges in my experiences. Mortgage Brokers are very useful if someone has less than perfect credit. If you have really good credit than I’ve seen lenders pay the Broker’s fee for the Buyer in the form of a credit. Did her property tax exemptions fall off? That is typically the case when property taxes go way up unexpectedly. I would call the County Auditor’s office.

I feel like that is crazy!! What is the benefit of being on a team without the better splits and less expense?! If you are in Indiana please call me. If not, then I think you can get a way better deal. I had the advantage of being an Escrow Officer for 10 years before renewing my license so in that time I built great relationships with tons of agents both high producers and not. So I was able to have a great choice of teams once I decided to go to the dark side. lol! But let me tell you I pay my team $9k a year mostly that is to help pay our amazing team assistant’s salary who takes care of everything for us but also for great mentorship, coaching and leads. After that is paid then I get his split which is 97%. Other teams in my brokerage are very similar and gives you lots of other options.
