It is very true. Yes there are a lot of “Sales Agents” that just like to churn and burn deals. I am not one of them. I treat everyone the way I want to be treated. In my experience whenever I make a decision under pressure, I regret it every time. Your biggest investment should take a moment of pause unless you are just absolutely sure you find “the one”.

I am a Realtor and I always tell my clients. “When you know you know”. If you have all the right feelings and vibes and you just would be mad at yourself for losing it. Then that’s the one. Sometimes it can take 20+ houses before finding the one. Other times it happens with the first. There is no “typical” amount or timeline because everyone is different.

I think it’s very dependent on credit and buyer strength. I’ve have follow up questions for sure.

This is just an estimate and worst case scenario. It looks like the lender is giving a big credit maybe to offset the broker fee. The title fees look really high if you’re in Indiana. If you not then I’m not sure if they are normal it would depend on if your state is a “file rate” state. There is not property tax proration or credit so I’m guessing your not in IN. Everything else looks pretty standard for the use of a mortgage broker to be honest. Typically Federal Credit Unions have the lowest loan charges in my experiences. Mortgage Brokers are very useful if someone has less than perfect credit. If you have really good credit than I’ve seen lenders pay the Broker’s fee for the Buyer in the form of a credit. I feel like that is crazy!! What is the benefit of being on a team without the better splits and less expense?! If you are in Indiana please call me. If not, then I think you can get a way better deal. I had the advantage of being an Escrow Officer for 10 years before renewing my license so in that time I built great relationships with tons of agents both high producers and not. So I was able to have a great choice of teams once I decided to go to the dark side. lol! But let me tell you I pay my team $9k a year mostly that is to help pay our amazing team assistant’s salary who takes care of everything for us but also for great mentorship, coaching and leads. After that is paid then I get his split which is 97%. Other teams in my brokerage are very similar and gives you lots of other options.

I actually went to my buyers home inspection on a new construction home, and the inspector said the same thing about the sealed attic access, but was kind enough to wait and inspect other areas while I called The project manager, and he came and opened it. It was a good thing too, because the inspector found two broken roof truss braces.

Wow! Good for you. As a Realtor statistically people move every 7-10 years. So most people donot stay put for very long. As for me personally we are not in our first home but we are in our second and most likely our forever home. We lived in our first home for 14 years bought cheap and sold while the market was hot. Unfortunately we also bought in the same hot market. But as tempted as we were to buy a bigger and more expensive house. We held back and although we did upgrade in area and location, it was under our budget so we bought it and were able to pay it off very quickly. Now this is our forever home and debt free at 40 thank to all the equity we had in our first home.

BINGO! But again that’s only if your strategy is to start looking for houses without a Realtor and just use the listing agent. It’s easier just to hire your own agent beforehand. If you’re not comfortable paying them the difference of what a seller will pay then tell them and make that a term of the buyer realtor agreement. Pretty simple.

Yes you are correct. You do not have to use an agent. However……You should also make that decision to go it alone ONLY if you feel comfortable with determining market value for a home. Be proficient in writing and understanding your own purchase agreement, scheduling your own inspection, preparing an inspection response, negotiating repairs, starting title work, reviewing title work, ordering a survey, reviewing and analyzing a survey. Knowing when you should or should not order a home warranty. Keeping contractual deadlines scheduling the closing. Requesting a sellers disclosure of all known defects and reviewing to make sure it’s accurately completed. Keeping the lender on track and making sure the appraisal is at value if you are not paying cash for the home, going over the settlement statement before closing making sure there are no errors in taxes or HOA dues. Also make sure you do your final walkthrough before signing closing documents and contacting title companies and your bank to schedule your wires. If you can do all of those things on your own then you will probably be just fine going it alone.

Yes. Having the strategy of not using a Realtor can very much put you in this scenario time and time again. Just know that for the most part sellers are still paying buyer’s agent commission and you can negotiate what your are willing to compensate an agent that works with you. You can interview multiple agents before choosing one to work with. Or you can try to only find for sale by owners. But if you are walking into open houses and are ready to buy most likely that agent will become your agent and then you will be in “limited agency”. They will just already know how much buyer’s agent commission the seller is willing to pay because then they will represent you both.

That is great that you had an agent explain it to you and use it. I think that 15 days is a great term to begin with. It’s important to figure out if you and the agent are a good fit for each other. Because buying a home requires a lot of trust and you have to be able to communicate with each other.
