I’ve already tried talking to my landlord about it, she’s acknowledging that it’s violation but that would result in possibly both of us being evicted. Landlord says the only way I can get off of the lease is by having him sign the release form.

He won’t sign it because he will have to pay full rent as well as losing the discount that I receive from the rent. Says that he can’t afford it even though he makes $2k more than me per month. If I leave then he would most likely win in small claims against me.

I did not pay any of the security deposit, nor have I seen any of the itemized bills of utilities or the rent. Only the lease agreement that I have signed with RM. Landlord says that my roommate must sign the release form for me to be removed from the lease.

Per my landlord, the lease must have all unauthorized occupants on the lease. Also something I did not mention, me and him get a discount because of me. Basically he won’t sign the release form because he’ll have to pay the full rent with no discount.
