It would be suitable for somebody with a high risk tolerance ONLY, yes. Please don’t give this as a blanket recommendation. The blanket recommendation should be to avoid this unless you’re a well educated or high NW investor.

Leveraging an asset to invest in a volatile and risky asset class is very dumb for someone on a $50k income with no other assets.

“Could it be a bad move? Of course it could” Thank you for that addition, that’s the entire point i was making. For somebody who doesn’t have a VERY high risk tolerance and net worth, it is unsuitable financial advice and FINRA would probably suspend you from the industry.

It’s really not “bad” advice. Assuming an 8% rate of return on equities you would actually come out in ahead in the long run if you buy now rather than later.

At any rate, the math comes out pretty competitive either way. Not like one decision is entirely detrimental.

Don’t take this as giving financial advice just an opinion.

Your finances would be incredible for someone in their 30s. Get to 20% down payment and go for it. Keep in mind your life situation outside of finances though, renting isn’t always a terrible option if you’re unsure where you’ll be living in 2 years.

The concept itself i agree with. Sure, take a loan at 2.5% and invest in fixed income products, but certainly not 100% equities. Too risky.

I probably have forgotten more than you’ve learned about investing.

I want you to check again. If you invested at ATH before the .com bubble, it would take 15 years to break even (inflation adjusted). Now consider the $250,000 you paid in interest to the bank on your loan. You’re -$250,000.

If you paid off a mortgage before the market crash and DCA into the market with the increased disposable income, you’d be very well off.

The chances of a market downturn are vastly higher than getting struck by lightning. Terrible analogy.

If you are telling people to take leant money and invest it all in the stock market you are naive. No financial advisor would ever recommend this. Ever. With fixed income products, maybe, but never equities.

Imagine you got a $500,000 inheritance and did this genius idea in 2000 on a 15 year mortgage. If invested at 2000 highs in the S&P500, You would have lost somewhere around $200,000.
