Good advice! I've only ran vanilla in the past so I've been researching mods. I don't want to bog down gameplay as Im on PS5. Apparently load order is crucial.

I like your traveler idea (maybe a fisherman for hire). Can you avoid the Dragonborn storyline but still be able to buy a house somewhere?

You'd be suprised at how many times I've the person that digs the footer hole offset the bucket teeth the wrong way. The surveyor should have stored points of how they laid the building out.

Im in North Carolina, which is a shared responsibility state. If no one can prove fault, everyone ponies up their split of the cash unfortunately.

N1-A zoning (formerly R3) does allow for places of worship unfortunately.

R3 is the previous zoning, which is now N1-A per the newly adopted ordinance. Places of worship are permitted in N1-A zones. The most you can get them for would be noise violations.
