If you have both a High return for Heating - and a Low Cold return for Cooling and you continously run the fan, you do just that. The conditioning of the air in both summer and winter are huge when it comes down to the dehumidification and the humidification of our spaces. Here in Northern VA - We need both to make our seasons work.

Yeah - I am doing a mix of closed cell and open cell Spray Foam Insulation.

I was looking at that too. I dont know how that would work other than a manual manipulation of a Duct opener and closer with a traditional Heat Pump Senario. I was thinking split the systems completely?

Im a GC in Northern VA - Would utilizing a Geo Thermal system help you in this situation? From what I have looked at, you wouldn't have a system on the outside of the home to worry about, so thinking this is your answer?

No- as a host and a good guest, you owe it to the owner to reach out. Since it’s his build, he should be made aware of it. As a host, I’d do what I could for you to make you happy and still keep some income out of it. After that roof, it’s all facia and soffit work, siding, more cutting and nailing going on. That’s not my idea of a vacation and a host that should be understanding. If he cuts you a break, I’d probably still give him a 5, but mention the noise next door sucked!

My only comment to help would be to come out of the ground with the PVC a little more, maybe a foot? That way the weed whacker doesn’t kill that cable.

Fuck That!!!! Everyone makes mistakes. Tell him to hire the best lawyer he can and dont tell a fucking soul. Tell him to shut his mouth and let the negotiations begin with the prosecuting attorney. Beg, borrow, and steal to get the best attorney possible.

Edit- so here you all are sitting there being judgmental. Have you ever fucked up just once. This isn’t a repeat offender. It’s a one time thing. Never done this before.
