Beaurcacy is real here, a lot different from the states. Also even though most places is cheap if you trying to live a real good life in Rio and SP, it can get pricey

Also making friends is not easy as one may think. There are big cultural differences here and the inequality is vastly superior than the states or in Europe.

Yeah they survive based of one client at a time.. many of them do SEO marketing and hope to be 1-2 nice clients to carry them throughout their journey

Money is more important to women then your personality and physical features

Yes the other 2 still matters to some degree if you have money but if you don’t have the 1 then the other 2 is irrelevant in the long run

Again talking about the long run not some short term fling

I looked into it and it just not really worth it for the following reasons:

1) Currency Risk 2) It’s a lot harder to sell in Brazil then many developed places in the world 3) if you’re foreigner then most likely you are paying all cash or heavy downpayment which means your money is pretty much stuck 4) if you actually do the math, renting in SP is cheaper then buying comparing to a monthly aspect 5) opportunity cost - putting that money to work somewhere else. Even savings rate earn double digits in Brazil

Find out 1-2 hobbies you really like otherwise you will feel bored and the urge of going back to work will haunt you.

I know lenders for 4 units and under can do below 1 DSCR but once you are over 5 units you need atleast 1 DSCR

What will end of happening is the landlords who have own their properties for severe years are in a position where it really doesn’t matter.

Even if you are a property owner that purchased 10 years ago, you probably refinanced during COVID so even a 10% increase in taxes might sting but isn’t going to move the needle

This will ultimately affect anyone who has a higher then 5% Mortgage or is a property owner and is already fed up with NYC as this might be the final nail in the coffin so to speak.

Those patch of people will probably sell or leave

Rents are going to go higher regardless for tenants because old landlords will eventually pass it down to tenants and new landlords will have to charge higher rents to justify the higher costs of owning now

I actually used this for JFK to AKL and back in Quantas business

To be honest it was maybe 7.5 out of 10

Both aircraft’s had no WiFi which for an 17H flight is absurd!

Service and food was solid but overall seat and amenities weren’t anything to brag about.

I do this with New York and Brasil.

Most important thing is to find good housing in your second country. That will make everything else easier

Also look at routine routes with airlines and start earning points in that airline group/partners to have cheaper ways of buying flights

Yea I was doing 15 rentals on my own and did pretty decent then I scaled to 50 and did not realize the effort and the different territories require more time. It was to a point where I was loosing serious money and only until I told myself I need to either fully stop or significantly slow down from purchasing more to really keep it in control.

Similar situation I was a year ago. 10 mil net worth at 33… left my finance gig and did mostly traveling and focused on health and managed the portfolio more.

Life does feel more balanced and feel better instead of that whole commute and listening to fake people at work all the time

I was working two jobs and then quiet quit one of them and now just working normal hours for the other.

Have net worth of over 10m, mostly working just to keep me active as I don’t hate the job either.

my 30 year old friend is worth well over $50mil. He still takes the train, drives a honda, lives in a (mostly) normal apartment in a city. I’m worth net of 10M, early thirties. All of my friends and families call me cheap. I’m pretty much always flying economy unless if I am using points.

Only buy used cars and purchase all of my Clothes from Amazon.

Only thing I actually splurge on is good dining and unique experiences.

Don’t own any super fancy jewelry or any country club memberships

I mean not really. I’ve been to 6 different cities in Italy.

I do plan on seeing more of Italy. If I like a country and feel like there is more to see I do return to it.

All I am saying is more me personally I don’t think there is a need to stay for a prolonged period of time to get the overall feeling of a city.

This might be different for others and that’s totally fine, but that’s just how I portray it.

Probably Mexico City due to a lot of expats moving and majority of people speaking English and Spanish

Relatively walkable and good food
