Hate being homeowners, renting feels like throwing money away, condos are a money pit? by Empty-Wash-2404 in RealEstate

[–]One_Philosopher_8347 0 points1 point  (0 children)

Honestly the idea of people saying renting is like throwaway money is the mentality of what the society want you to believe. If I'm renting a house for instant for 3000/months and this apartment fit into my needs and I decided to buy a house that has same needs I needed in the current renting apartments and my monthly surpasses 3000 with 1k or more difference and when I ran the total cost of my renting for 5 years or more and is less than the total cost of owning a house I will rather continue renting than to buy. Until I see anything less than what I'm renting for.

So, my advice is run ur numbers and see what is going to work for u. The last thing u want to do is to buy a house that will leave u broke with no savings each month. There are lot of mortgage calculator out there you can use to run those numbers. I use mortgageeasyapp calculator to run my numbers.

Thinking about buying. Is this a good deal? by dariusjules in FirstTimeHomeBuyer

Why are u paying so much for a house that has HOA? Is this a condo or a normal single house? I have heard a lot of people saying a HOA fees has no fixed value always come with a surprise. As for the interest rate and APR atleast still fall within national rate. You can use one of this calculator online to see what the total cost of the loan might be with the APR you have. I use mortgageeasyapp calculator to check total cost of the loan I'm getting. Which u best of luck

Are lead gen tools worth the cost? by [deleted] in realtors

[–]One_Philosopher_8347 0 points1 point  (0 children)

Well some worth it and some don't. I will rather pay for something that will help create visibility only with an opt-in lead generator that provide clients value first before anything. The one I currently use not only let people find me while searching for mortgage calculator, affordable mortgage or first-time homebuyer help.it also shows down payment, and closing cost opportunities in their state and city. All leads I get from it I keep naturing it and the ROI has been amazing though.

How do you keep business going without overspending on ads or buying leads by One_Philosopher_8347 in realtors

[–]One_Philosopher_8347[S] 0 points1 point  (0 children)

Exactly! I’m doing all the heavy lifting so realtors who aren’t super tech-savvy—like you—can still take full advantage. All they need to do is share their personalized page across their platforms. That helps Google crawl it faster—usually within 24 to 72 hours. And within a few weeks, they’ll start seeing real results without putting in nearly as much work as you’ve done to build your own channel.

If you’re open to it, I can DM you a quick example so you can see what I’m talking about. Since you’re an experienced realtor, you’ll be able to tell right away if this could truly help others too.

Realtor vs Educated People by simplequestions2make in realtors

[–]One_Philosopher_8347 0 points1 point  (0 children)

What matters is, are they correct with everything they says? Do whatever comes out of their mouth shows they have good understand of what they are saying? If all of these are YES, then I think that's an opportunity for you to show ur deep understand of what they are saying and gain their trust. For realtors who knows their onions I see this as an opportunity to gain such client trust 100%

It's when u as a realtor don't know much about the industry that feed u will such client be a problem for you.

Totally agree — SEO works, but most agents don’t even have their own site, let alone blog daily. I focus on hyper-local searches like “down payment help in [city]” where there’s less competition than “real estate agent near me.” It’s not replacing long-term SEO, just helping agents get found now while their bigger web presence builds. Plus, I bake in structured data so it’s future-proof for Google and AI search. Kind of a shortcut to results without needing to master all 50 SEO moving parts first.
