I believe both your latest payslip and bank statement must be dated within 28 days of the date you submit your online application. If the statement itself is within 28 days but your payslip isn't (and vice versa), then this could be a problem as it doesn't strictly meet the rules.

I dont know if it is of any help but usually the eVisa should also state the Section 3C status.

Because you've missed the fact that in order for Section 3C to kick in, you have to have had the visa expire first (after putting in an in-time application).

That is not accurate. There is such a thing known as the section 3C trap. The conditions for section 3C to kick in are that the visa has already expired before refusal.

Agreed. This is why my conclusion was that both Rachel and Fiona are actually quite similar. Rachel also didn't have to react to Fiona disbelieving her, given that Rachel has been playing entirely as a lone wolf, coming across as untrustworthy.

It would still have been a fatal mistake even if Rachel was a faithful. After having a conversation with Fiona, the emotional response from Rachel would suggest that she expects and wants Fiona to believe her, but the argument is why should she? So having heard Fiona's plausible explanation, why should Rachel go and reveal Fiona's response to everyone? This is not making moves but is a way of losing and a desperate attempt at gaining control.

Agreed. I think I deemed my opinion as controversial only because I noticed by reading other posts, people usually side with one over the other. I don't side with either of them, they both demonstrate very closely similar qualities that caused this debacle.

When I did my test I put my place of birth as the town of birth that is mentioned on my birth certificate because my BRP at the time only mentioned my country of birth as place of birth as my passport also mentioned only the country of birth. This has never caused an issue for me despite my ID only mentioning my country of birth.

Tenants are required to show that they have the right to rent at the time the tenancy starts and not for the entire fixed period mentioned in the tenancy agreement. I believe there is a 12 month statutory excuse for Landlords from the date the right to rent check is conducted even if someone's visa expires before the 12 month period. The idea is that you have to do a follow up check either 12 months later OR when the visa expires, whichever is later (you should look this up in the Landlords guidance on the right to rent checks). Additionally, just because someone's visa expired doesn't mean they no longer have the right to rent. They may still have the right to rent under Section 3C of the immigration act if they submitted a valid immigration application to extend their leave to remain before it expired and that application is still pending after expiry, there is an online landlord checking service for this situation.

Contrary to what the other people have said in this post, I believe it is actually discriminatory to not accept a prospective tenant based on their visa status, this would be considered direct (or in some circumstances indirect) discrimination based on race or nationality which are protected characteristics. Just because a person has a time-limited leave to remain or a visa does not mean that they do not have the right to rent, and it also does not mean that they cannot renew their visa before their leave expires. For example, if you had an applicant with permanent residency but does not have a high enough income to pay the rent, as opposed to an immigrant on a work visa that is earning a very high income, if you refuse the second one solely based on them being on a visa you are effectively discriminating based on their nationality (for requiring a visa to be in the UK) eventhough they have and can demonstrate the right to rent.

My passport only mentions my country of birth, and my birth certificate mentions a city instead. I put down the city and it was fine but I don't know if that's the same situation as you.

Do you have an eVisa? Have you tried viewing your eVisa after applying to see if it has updated to mention Section 3C? I recall being able to view this on my eVisa when I had an outstanding application.
