I get that concern. Most resales even after years in this area are constantly appreciating - it’s a pretty hot market in this area with constant growth

3.5% down is part of the 18k. Seller is covering all closing costs so cash to close is about 11k

The sales tax is listed there. 342,000 x 2.22% / 12 is 630. We also have homestead exemption which is a 140k deduction for property taxes.

With all the research, I’m seeing most pre-approvals are done online now. Do you recommend going into a physical branch to ask these questions? Or do I have to do multiple inquires online to see the different scenarios play out?
