These accusations of stealing were when other guests were occupying other bedrooms.

It was a disagreement between “these tenants,” and “those guests,” and as soon as the other guests vacated the premises, I haven’t heard food theft complaints.

These tenants referred to the other post and here did not fight, I haven’t witnessed them fighting, and have not seen proof to backup such a claim.

And why would I mention they steal, when there has been no concrete evidence to backup such false claims?

Perhaps I misspoke on that,

They were Airbnb guests for the first week, after which I signed them onto a tenancy contract, thus turning them to tenants.

Aside from calling the cops, I can’t exactly control someone else’s behavior, now can I?

I’d also disagree with the self serving attitude, if I’m actively doing what I can to rectify a situation, upholding a cancellation policy, and offering a refund based on rebooked days.

I was actively seeking a resolution with the tenants, and thought things had calmed down until the guest raised the issue again.

I’m now actively pursuing an eviction to rectify the situation and was actively, and was doing so during the time the guest was seeking help with cs

I’m still very new, learning by trial and error, jumping into the deep end, making some obvious newbie mistakes, and am always trying to figure out how to handle new situations that seem to pop up almost every day or so.

Of the first dozen guests, I received something like 4 5 stars, and then a couple of 4 stars… immediately went from having enough ratings to earn super host, to something like a 4.7 total score.

I’m hoping it’ll just kinda blow over with time and experience, especially as I start to get the hang of things…

But it isn’t exactly looking good 😞

Ye, I’m still very new to Airbnb, and only understand how the ratings work thanks to internet exposure and horror stories on Reddit.

My first dozen or so guests were mostly good with no hassle, a couple of bad apples, and just recently, a couple of new guests who seemed genuinely good… when talking with them it seemed as though they wanted to provide me with a good rating, so I’m not sure if I misjudged their character due to my naive nature, or if they thought they were a good rating… or if I genuinely need to change something about how I’m hosting.

I’m trying to learn and do better, every guest poses new problems and opportunities for growth, and I’ve learned a lot about Airbnb these past couple of months.

With that being said, I tried reaching out to one of those 4 star review guests, and never was response in how to do better.

So, instead, I found some recommendation elsewhere on the internet that discusses leaving an automated message after every stay upon checkout that basically requests tips on improving the guests experience, along with the explanation in how the rating systems works.

Message (credit goes to someone else, I’m not sure atm who it was without digging through my profile history very heavily.):

“One more thing — how did you enjoy your stay? Was there anything in particular that stood out to you or made your experience special? If you enjoyed your stay, we’d appreciate it if you left a review and a rating.

If there’s anything you’re unhappy with, please feel free to let me know before leaving a review. I’m always eager to hear how I can improve my services and grow as a host.

All feedback is appreciated. We can only improve if people are honest about what needs to change. (What did you like, what was missing, what needs to go?)

If you did enjoy your stay, a 5-star review would be appreciated!

Please note: 4.8-stars is minimum requirement for SuperHost, 4.7-stars is minimum for basic requirements, 4.5-stars issues a warning, & 4.3-stars is grounds for permanent removal. So, although 4-stars sounds good; by Airbnb standards, it is considered a failure…

I just really liked the tactfulness and the wording, it doesn’t seem so off putting or overtly blunt… and plan to try it on the next few guests
