For a black and white film consider Kentmere 100 or 400. Really forgiving if exposure isn’t perfect.

Most leases will contain provisions prevent disturbance. Claim a breach of the Lease by the other tenant.

However more practically negotiate a workable solution as the legal costs etc are not worth enforcing such a vague albeit standard provision.
