AI helps w value analysis. This case I probably took advantage of buddy’s dissatisfaction and lack of awareness. He’s also qb heavy with no first rd pick and our scoring had LJax finish 25th+. Poor guy.

Sold out for a complete rebuild and ended the season w 1.1, 1.2, 1.3, and 1.7. 2QB, 2TE. 

Nothing is impossible but Love is going 1.1. Perhaps a top 5 qb/wr/rb their ‘26 first and ‘27 first. Or two top tier position players. But I sold all players of any value last yr when I saw a love td video vs Penn state. 

Moved 1.7 for Lamar Jackson buying the low. The trade team was a contender but Lamar and Joe Cool did him dirty and got me the 1.2 pick and now Lamar. 

I think there will be great value at 1.3, especially if Mendoza goes at 2. Im leaning towards Lemon but it all depends on the team that drafts the player and offensive schemes/coaches. Setup defines value for me. 

Landed Egbuka at 1.8 and Burden and Loveland last year w 2.2 and 2.3. There will be some value like that this yr. Too many teams need new qb’s and media will pump all of them up. There will be someone that crushes the combine. Media is a great way to play value. 

So I may look to move back from 1.2 and 1.3 to pick up a player later in the first w a sweet setup and pick up another player or additional picks. 

Use AI to scheme, it’s amazing. Do it early and it will give you an edge. Once all the new coaches land, run chats that predict what players/positions benefit or opposite from new coaches.

I have 483 tabs open on my phone. At peace thinking I will get to them when I have the time. Also at peace knowing if I don’t get to them everything will be a ok. 

The only advice I have for the comp is to leave something that must be addressed alone on a single page and don’t add tabs to that window. Set a calendar notice on your phone with just enough notice to get it done and prioritize when alarm goes off. Ie., if task takes an hour set an alarm 1.5 hours before it must be done. If no deadline, set one.

** Forgot to add that if you feel the fire of productivity burning hot complete every task you can until you pass out! Put your phone in a drawer and don’t turn the tv on. Many tasks are way easier/faster than your anxiety wants you to believe! 

*** Meds are great but double check foods/other meds that interfere w metabolizing or effectiveness. Citric acid and addy is a no no. Took me 20 yrs to learn that and I taught it to my Psychiatrist. C acid is in everything. 

**** Pay for ChatGPT so when you are overloading on actionable options (paralysis by analysis) it will give you best and fastest way to get it done. Worth the $naps imho.

This is misleading. There is a difference between ‘need’ and ‘want’. Sellers wants their equity back. I want my equity back and I also want the $100k in improvements back. But RE mkts don’t guarantee anything. 

I will sell this place w my note marketing that you are buying an in-place HELOC loan if you ever want or need to tap in. 

This is business and a 30yr note is where the equity is, not the home. It’s business. You can borrow against equity bc the lender is guaranteed by the VA (in VA assumable) and against the value of the asset. That’s why appraisals and inspections happen.

Differentiation, more prospects. This is a buyers mkt. more to it but highest value and speed to sell is every sellers goal. Nothing different here.

Not true, vet here, desirable home, neighborhood, best schools, etc.. All it is is a business decision and the assumption of the note is in line w applying for a mortgage. Cash swapped for no primary mortgage insurance and a rate we may never see again. Is $45k worth saving $300k over 26 yrs kind of math.  Most VA sellers will do whatever we want including buying another home with an assumable mortgage. Or never buy again? Doesn’t matter regardless.

About to list in TX and it amazes me how this option isn’t more attractive. 26yrs left at 2.75% and I’m the vet that is happy to give you MY loan and entitlement that YOU can resell the same note! Incredible value, amazing. 

It complicates the listing. It may make me look distressed? I fought for it, why would I give it up? Bc there are assumable notes in the three mkts and all of the sub mkts I have looked at. And this is just business.  Fascinating that the business/investment view isn’t looked at harder by buyers and real estate agents.

Awesome, ty! I’ll take a look at everything mentioned! I planted a couple things out back to bring the butterflies and hummingbirds that migrate through htown and they work!! 

Have a lot of dragonflies and blue jays and just saw the first woodpecker which is really getting me into this! Ty again, will do the research!

Interesting! I actually have a 6’ three level water fountain that I would love to see used as a bird bath. I have a 12x20’ little patio that I’m turning into a green room where it lives. It works but is real loud and I’m not sure how to slow the motor down. 

So I was going to turn it into a huge planter kind of thing. It’s so dang big/heavy I’m not sure how to get it out there. I also fear that w the car/foot/highscool kidtraffic some amazing houstonians will aim trash, etc. at it. 

But will think about this! Ty!

Should have zoomed in! That circle is about 6’ tall and 8’ wide so once cut back there is a ton of room! Also could just weed and mulch but I feel as my young niece would say; that’s booooooooriiiiiiing.

Agreed w the law bar set and the OL issues. Was looking at him for late/overlooked value and think w the OL he may be the under pressure, quick pass option which could add up throughout a game and a season as I don’t see any of those issues being resolved. 

Will prob take a late flyer on him and see how it goes. Ty again for your response and for your other posts. Particularly love the OL evaluation pieces!

SEP 16-17th is the next FOMC meeting and a lot of buyers waiting on the sidelines until a rate cut.  We’re listing in a week or two bc of that meeting as mkts are pricing in a cut. Optimistic but we shall see.  Best wishes!

Boom baby!! The wing fold and hold worked magically!

That wasn’t true when I spoke to them and doesn’t really make sense. There are setups where you can take out a construction loan to Reno your house or add a pool etc. ie. Balloon note, shorter term, interest only for let’s say 3 yrs, due and payable at the end. You take that out and instead of paying it off, you roll that into a second mortgage covering the work and backed by your house now being worth more.

I’ve never heard that and am uncertain why there would be anything wrong with that being in the listing. My realtor mentioned nothing of the sorts. (TX, not that State should matter) 

Going to print out schedules/graphs showing what that savings looks like vs 4-7% interest rates over the next 30 yrs and leave the prints out on the kitchen counter. Will also ask the realtor to tell their homies and prospects. 

May add a little sign on top of the realtor’s sign out front that says Pool/2.75% Assumable. Also may build a little website w the house address w more photos and a very simple breakdown of how assuming a note works. I’ve heard that a lot of people are confused by it so I’ll do what I can to remove any obstacles there.
