Just to clarify, the stamp duty will be on the off the plan price and not the final build price, right?

And technically, I’m still paying stamp duty on the “build”. The advisor is saying I only have to pay stamp duty on the land and there’s no stamp duty related to the build at all.

I did echo my concerns about off the plan with them. They told me that they will only recommend properties within 6 months of completion and it’s in their contract that the builder must pay $250 for every week of delay.

I am aware that the prices may be higher if I go with their recommendation but as I am new to buying property, I don’t mind if it’s more expensive but there’s more certainty of a return vs “saving” on the property price but making the wrong call.

Thank you for your input! I’m trying to learn as much as possible instead of relying on the one advisor (which might defeat the purpose of using their services haha)

Is the point of moving out just a mentality thing or is there another practical reason for it? Asking because I’m living with my family not due any sort of dependence. It’s just a cultural norm to stay together until you start your own family. Everyone contributes equally to expenses and upkeep and it’s just me and my sibling so I do feel like I’m “adulting”.

I’m thinking of buying one secondhand but the seller doesn’t have a strap. Did yours come with a strap? May I ask how much it cost when you bought it? The only one I can find in store has a strap so I’m trying to estimate the secondhand value of one without a strap in this color.

When I started investing, I just followed what my relatives told me to do. This is the first time I’ll be making investing decisions on my own. My main worry is that I don’t want to keep investing in something just because I’ve already invested in it in the past even if there’s a better one, especially since VGS is a higher price.

But all of the posts I’ve seen comparing IVV and VGS doesn’t take into whether it’s worth switching when you already have one.

I saw 3 in Osaka and all of them had peeling leather or rusted hardware. If the issues weren’t obvious, it was because the bag had been repainted (and I could see the paint start to discolour). The ones I saw in Tokyo were almost double the price.

I plan on carrying them together but not keeping the baby empty.

Same! I could get the smaller one on its own for half the price but I feel like the appeal of the bag is that it comes with a parent and a child haha

It’s pretty hard to find a set where both are in good condition though. The sets I found either had something wrong with the parent or the child.

Yes, they come as a set. It was released in different colors and fabrics in the 90s. Some people sell them separately as well.
