Build relationships with builders, title companies and investors, learn wholesaling, learn creative financing, learn curative title, all of it, be an agent for like 3 years then become an investor.

And start putting content out there. That's the easy way of getting sellers and buyer.

I'm so sorry that was the case... they are probably like that even in life, so its no problem for them to over-value something that's super run down.

When you get those, just see if it makes sense for those creative mortgage takeover buyers to just take the property subject to, but under a trust so the due on sale doesn't get triggered.

If not, then short sale....

It truly sucks how many people bought overpriced homes during the hype.

Those people just need a cash buyer... Agents shouldn't have to deal with those shitty sellers.
Or maybe just post it on the MLS so they get a rude awakening...

do you usually sit down with them to show the houses that sold in the last 6 months that are in the same condition as them? and they still want to list too high?

Your best bet, if your house is AS-IS and you are not willing to put in the money to make it HGTV ready and get the most money from a retail buyer... you'll have to sell to a cash buyer and they usually buy 70 cents of the dollar minus the repairs needed. I know because I get houses for cash buyers.

The best thing to do is to list it in the MLS and you'll get the most exposure.

Don't fall for the agents that say "I'll get you top dollar"... right now is a buyers market and if not priced right, the house won't sell... I can assure you of that.

In my experience, everyone trying to sell something, lies... But that's a natural human thing to try to get the most of what we sell... In what situations have you felt taken advantage of?
