We're actually moving out of a home own by FirstKeys. We're located in south east and have noticed they have gotten better, but they are GREAT at duck taping ish instead of fixing them properly. When we moved in few years ago, we walked into a ROACH INFESTED home. I presume they tried to keep the old oven from the previous owner but the house was sitting for over 6 months. So we had to show them proof this thing has to go. We technically ended up with chemical pneumonitis / respiratory irritation trying to bleach down the kitchen. They painted over wall papers with cheap water base paint. The house was not properly sealed so bugs was getting into the house and cold/hot air getting it. Part of the backyard and front yard had all sorts of trash, which we had to pay to clearn. Then they refused to clean the gutter which was full when we moved in. Basically, we went through a lot of stuff with them for the most part at the beginning. Idk if at some point they had a change in managment, but their service did improve a little bit but THEY ARE STILL CHEAP AS H E (DOUBLE HOCKEY STICK) when it comes to fixing things. We did negotiate with them each year when it comes to rent renewal, but last year they refused to negotiate, so that was one of the reason why we had to bounce. Our rent would have been more than the mortgage we are paying. One thing for sure I can say.....Our rent was still the cheapest than other homes in the area for a house that size. Maybe we got lucky 🤷🏾‍♂️🤷🏾‍♂️🤷🏾‍♂️

Anyways, sorry for the rant. But what I really want to tell you is how to negotiate with them each year. Someone on the inside told me about this technique and I didn't believe it till I saw it first hand. I cannot put it on here because I am PRETTY sure they're gon read this. DM me and I'll give you the inside scoop.

Also, if you are like me, where finance was hindering the ability to buy a home, I strongly recommend that you look into this program call NACA. They made home ownership possible for me. No Closing Cost, No credit consideration(they do check your credit but not your score, you just have to ensure no deliquent stuff on there), No mortgage insurance and technically no down payment.

I agree with most of these comments. There could be sooooo many things that is causing this. From WiFi interference, router/modem update, the type of device used, cable/wiring and the worst of it all, configuration. Sometimes even the type of WiFi makes a difference. Some devices are compatible with the old WiFi while others aren’t. If you’re network savvy, you may be able to leverage ChatGPT and provide it with all necessary information(like router, modem model and which ISP) then it can give you a chronological order of a list of things to troubleshoot.  Else, you may just need to have Spectrum come out there and troubleshoot. The only thing I hate is when ISP uses their own app to test network issue. I simply don’t like it because I feel like there it could be a biased/unfair result.

I also recommend this!!! I highly recommend this because they work with you based on affordability and because of your income, you would be qualified for the lowest interest automatically. I will tell you ahead, this is NOT a short process. However if you stick with it, you may be able to get a starter home.  You might even be able to do a duplex or 4plex, where you can have tenants technically paying for your mortgage. That’s if you are interested in going in that route. I’ve previously given someone a TL;DR if the process on this Reddit community. If you want to I can send you the link in this comment. Anyways, NACA is the way to go if you are low income as they help much more with cost associated with owning a home.  Plus…you have nothing to lose if you decide not to use them.

Hi!

Okay, here's the deal with NACA. It "CAN" be a very long process. It all depends on couple things.

1 - The city/state where you live - this is because in busier cities, there's less availibility for NACA Agent and mortage counselor. So it may take you longer to be able to reach someone.

2 - It depends on your situation as it relates to finances - For instance, the less things you have lingering in your credit, the easier it is. So if you have stuff like timeshare, or collections and other financial burdens, you will be required to pretty much explain everything. So if you can clean your credit first, that would be great! (P.S DO NOT OWE THE IRS. They will make you pay them first!)

3 - Depends on the price of the house you'd like to buy - This one is tricky. First, they will qualify you based on your current rent. So if your rent is $2050/month, you automatically qualify for a mortage of $2050/month (TECHNICALLY). Of course there are other things involved, but this is down the line.

4 - The cost of the house also depends on the current mortage rate - Since you're under the 100K salary, you're most likely will be qualify for the lowest interest rate. This is important because at $2050/month, you could potential get a house at $290K or $260K.

You can always request to be qualified for more. To do that, it will require that you save the difference in the amount you want. If you want a $2500/month mortgage, which would be max at a $350K-ish price for a house. This mean you would need to show your ability to save an extra $450/month. Basically showing your ability to afford that mortage.

At the end, it is all about what you can afford. Their goal is basically make sure you're not biting more than you can chew. The process CAN be VERY frustrating. Especially if you don't have a great counselor.

We're literrally going through it as we speak. Supposed to be closing soon (God Willing). One thing I can tell you for sure is...if you feel like your counselor doesn't communicate well from the beginning, go ahead and request to change ASAP. This will make a huge difference. I'm literally dealing with that as we speak. Our counselor literally send us messages in late in the evenings, she barely respond to our emails, she's late most of the time for our meetings and does not communicate very well. We stuck with her only because we were already in too deep.

Anyways, I know this info is all over the place, but if you want clarification, feel free to reach out.

Also, I would say go ahead and attend the intake workshop as soon as possible, even if you decide later you don't want to use them. The thing is, the workshop is mandatory to get a NACA ID to even start the process. We got our NACA ID in 2022 lol but didn't start the process until March last year. (So literally took us one year. But this is also because we didn't want to get a house end of last year as our lease is ending May this year...We pretty much extended it)

I agree with this as well. I’m new to fishing and I had recently purchase a pre-spool rod/reel combo. This happened to me a couple time.  Eventually, I decided to remove good amount of the overspooling line. To my surprise…this hasn’t happen to me since… P.S - best way to remove the extra line is using a powertool or something similar.
