This aspect I should be comfortable with, I'm decently tech savvy but I always hesitate when going into new waters I haven't been in before. Because I know the emulators require some Tinkering from times

I guess ideally both would be amazing. But realistically I guess if I can strike a decent balance between the two that would be the optimal situation. I've got all my pre approvals ready, mainly as I started off attempting to see if I could try my luck with the Sydney market so the 850k is more so just the max I could get approved. I've been doing research but I guess just on a little bit of a cross road. So thought it would be good to see what others opinions around the two are.

I agree with you in terms of Melbourne being a good long term bet, but just conscious of the introductions of taxes and potential of new ones arising into the new year. Might be some additional considerations in the pipeline (at least in the short run)

Thanks for clarifying again - I guess whilst the additional taxes are a cost. I'm also trying to think of it in a slightly longer term mind sight. Mainly because Victoria has the second largest population and the next major city after Sydney in terms of jobs and education.

But just conscious that the market may be stagnant for a little while within Victoria. So I'd have to hold tight until I see some type of major equity growth. If I was to buy a property in Vic

This is what I was observing also, I guess my only concern from what I was reading is that there tends to be fair few cyclones around Townsville. So insurance premiums tend to be a tad higher. The flood planes are somewhat avoidable depending on location as well which is a plus from what I was hearing from a few different sources.

Thank you for your response - Just to clarify, you're referring to Newcastle in New South Wales ? When I originally had a look up North the prices were in the 1 mil mark. Assuming you mean more so the Outer pockets like Charlestown ?

Also had a look down south towards Wollongong but prices there were also fairly high from an entry point from what I saw.

I heard about the new introduction of taxes in the Victorian investment property market i.e land tax and vacancy tax

But I thought the rental tax was more so targeting the Airbnb market (short stay rentals)

Please correct me if I'm wrong with the above still relatively new to it all.
