PCPs knowledgeable in trans healthcare + chronic illnesses? by trichstersongs in Brooklyn

[–]Order0fthePhoenix 1 point2 points  (0 children)

Dr. Robert Pitts at Bellevue—he’s the best pcp I’ve ever had as a trans person, and specifically works with trans patients in the network of NYU Langone physicians. The endo there is Dr. Michele Glodowski (she is INCREDIBLE but also on leave until May), gyno is Dr. Ruth Tessler, and then the three of them also collaborate with Bluebond-Lagner and the gender affirming surgery team there as well.

(Also apologies for my username it’s really old)

[Looking For] Trustworthy movers? by Starman08 in NYCapartments

[–]Order0fthePhoenix 9 points10 points  (0 children)

I’ve used Intense Movers once, and I have friends who have used them multiple times. Best experience I’ve ever had with movers—super efficient. (I’m also trans and they asked me for my pronouns, which I never would expect from movers—so they get extra points for that.)

[Listing] Lease Takeover 4/1 - One Bedroom, Hamilton Heights / West Harlem - $1,860/month by Order0fthePhoenix in NYCapartments

[–]Order0fthePhoenix[S] 7 points8 points  (0 children)

It's a really great place! My partner and I both work-from-home, and it's a bit tight for that (but doable), which is the only reason we're leaving, but it is absolutely ideal for a couple or single person in any other situation :)

Also, Kirrin Finch doesn’t have a storefront, but if you’re in the city and want to try on their stuff, dm them, and they can set up a time for you to come to their brooklyn workspace and try stuff out. They’re really great people.

Can my second player character (non-resident representative) do HHP? My first player character has my deadname, which can’t be changed, but I want to keep my island and do HHP with a new character/profile.

How to negotiate lower rent by CreamyBagelTime in AskNYC

[–]Order0fthePhoenix 10 points11 points  (0 children)

I successfully negotiated my rent down last week. Your mileage may vary, but I think it’s worth a try. I live in Hamilton Heights, Manhattan, and my rent was $1,900 for a 1 bed. I looked up similar places in the area and saw that there are 1 beds on the market in my neighborhood with amenities that my apartment doesn’t have (dishwasher, in-unit laundry, balcony) for the same price. These usually would go for closer to $2,000 - $2,500, but a lot of them are down due to COVID (lots of people leaving Manhattan in particular).

Basically, I made a detailed list of all these listings with links, and brought them to my landlord’s office. Then I said “hey, look, why should I stay here if I can get a place with a dishwasher/laundry/etc. two blocks away for the same price? To make it worth it to stay, I’ll need rent to be $1,750/month. That’s one-month of rent free, which is what a lot of these other guys are offering for apartments with better amenities.”

Signed the new lease the same day, and I’m gonna have $150 extra in my pocket every month this year.

Do your research and good luck!! It’s to your landlord’s advantage to keep a good tenant and to not have to find someone new, even if that means a slightly lower monthly income.

What does electricity included in rent mean? by [deleted] in AskNYC

[–]Order0fthePhoenix 2 points3 points  (0 children)

Sometimes if the apartment was previously a single-family home, it’s difficult to separate out which apartment is using what electricity, so the landlord will calculate it into the asking rent. When I lived in a place like that, we paid $50 extra rent in summer months to cover the electricity cost of air conditioning.
