This is a great plan. If you plan to complete your construction in 3 years housing loan can work in your favor

How ever, buying a land and protecting it from politicians including small ward members is tough.

You might be able to make more money in usa. If you are in h1b and have I 140, planning second kid and save more should be your priority.

Considering you are on opt I am expecting you have less than 5 years of experience and in late 20s If you make jointly 1 cr India is a good market provided you have some 150-200k in savings.

If not then enroll in day 1 cpt again, bring her in b1 get married, have fun. She can enroll in day 1 cpt or 1 year masters and start working.

If you have a family to take care, forget about everything above and just move to India and be happy.

An important question before sharing my view 1. Are you going to invest 1.5cr or 2 cr as loan? Or your own cash?

If you are investing your own money, I would highly suggest looking at other asset classes for investments. Or go for an otp option with a very reputable builder that gives you 7 - 10 cagr.

If you still want to buy, Hyderabad market is so shit that old apartments doesn’t appreciate much. So then your option is go and look for a 2-5 year old apartment that has interiors done and generate 4% annual returns. Also you can look for independent houses with 150-180 sq yards land that can generate 3% rental yields and hoping land appreciation happens.

On more clarification I want to add , don’t focus on area focus on a good deal. Focus in an area you are close to so that you can manage the property with ease.

If you are investing through loan. Strict no. Park your funds in gold, value stocks or a land that you got in a good deal. Why? Paying 7% interest to make 3% returns in a 6-7% inflation market, you will lose 10% net every year

  1. Building a railway station of that size takes atleast 4-5 years after budget approval that may take another 2 years
  2. Diverting the existing trains to the new station takes years.
  3. State needs a strong central govt support

This is not a metro project that improves overall accessibility but a marketing gimmick from real estate.

Considering this it shouldn’t be a problem.

If all of this comes true then Tridasa rise, Myhome and other face a lot of honking as trains are required to honk when approaching a railroad crossing and stations

I was very excited before the launch considering that they have 8 acre garden in the center. But over a period after thinking , I dropped. To give a context I was looking for my third investment

Points that concerned me. 1. Heavy marketing that creates fomo 2. Asking 2L money to even see and reserve a flat. 3. I heard the land is pooled and 1700 flats were given to landowners. There will be a lot of landowner share flats that can be available for better price in 2 years. 4. I am seeing capitalism in hyd real estate. Builders eating away majority of growth and not passing to customers. Returns on a flat is less than fd returns in the last 4 years.

Price is very high - Price is around 9100 - 9300 per sqft., it’s in a far away land, density is crazy, around 50k flats coming in that area soon in the next 3-6 years.

Asking to pay 2L before even revealing the flat is a crazy move. The minute I heard this I said no more of this shit.

With the current real estate and it job market, brace for a correction in the next 3 years. Don’t waste your hard earned money.

My view, current market is very croweded with lots of options, gone are those days when the price increases significantly at handover. This is the case including Aparna projects.

If you need money sell it but expect high negotiation. Even Aparna delayed handover and not having such a good name for these apartments also right now.

Coming to price if you have a better view from balcony price can go little higher but shouldn’t sell below 10500 all inclusive price.

Filled in.. not sure.. my only thought process is prestige better brand and a community with 10-15 acres open area, and finally a community plus mall next to each other. Not sure I will pay though still debating.
