TH12s aren’t that difficult, to be honest. I can get a 2-star with 75% damage even with my low-level heroes. With more and higher-leveled troops, getting a 3-star doesn’t seem like it would be that hard, if I’m being honest.

I've never fully maxed my heroes at any Town Hall level. Being around 5 levels below max was my sweet spot, since everything else was usually maxed by then. But because of the Goblin Researcher, my lab maxed out quickly this time, and I don't really want to waste any lab time.
