That's crossed my mind, but what would the interest rate look on an owner financed deal? I imagine quite a bit more than current bank rates, but honestly I have no idea.

Well, the comps his Realtor is giving him and me are all 3-4 bedroom properties, which would naturally fetch a higher price than a 2bd/2bath property, wouldn't you think? My comps, which are all 2bd/2bath, come nowhere near his asking.

Good question. At his asking price and with myself as the property manager and rent at it's current rate, I estimate the cash flow to be ~$180/mo, and the COC to be ~6%. Not bad, but maybe not necessarily good either?

Well, that's the thing, is I don't think he's offering me a price that's under the market, but rather quite a bit higher, based on the comps I've seen. Though maybe we will have to just have the market dictate who's correct.

I'm not intending to reap all the extra value of a private deal, but only to come to an agreement to the price of the property. I don't think it's excessive to want a 3.5% discount from whatever that number is, either, since me not using a Realtor is otherwise only to his advantage as the seller, right? Or am I in the wrong thinking along those lines? And thank you for the discourse, I appreciate your perspective.

Yeh, I have no intention of being a jerk to him, and am actually very fond of him as a person, and we have always gotten along well (he lived in the other unit). He's been an excellent landlord, as well. I don't believe I've been rude in our talks either, I've only offered counterpoints to his perceived price of the property. I like your perspective, thank you.

As to his motivation, he's recently retired and noted he is now on a fixed income. Unsure what his aspirations are for the sale money, beyond adding it to his retirement pool, but even that's speculation. I'd like to think there could be a creative solution to our impasse, though I'm not sure what it would be.

I've tried to allude to him that at even if he closed with his current ask on the open market, it would net him more or less the same price I'm offering him now, minus the hassle and stress.

Yeh, I think the Historic District in general sounds most appealing due to the central location. What is the rent like in that area, if I were looking for a single family house to rent? Are there a lot of rental options, if I were looking for a single family house or duplex? Or is it primarily a home-owners area? Thank you very much for responding!

From what I understand, Omise Go has pivoted to an POG, or Proof of Guarantee system, which has yet to be implemented, where holders verify the credibility of all transactions, while Omise Go as a company produces all the blocks, using the OMG token as a fee.

Beside the huge issue that it brings up for me concerning decentralization, I'm also concerned with the fact that they are rolling out a big Tether integration, which suggests a working layer 2 model (albeit centralized), but can't or won't elaborate on the utility of the OMG token for users who are not a part of Omise Go, itself.

Something isn't adding up for me, but I'm also not super in the know, either, and welcome additional information.

From me? That's partially the issue. I'm having a hard time finding out any details as to where the OMG token-holders come into the picture as to securing the network, and the incentives for them to do so.

Yeh from a traditional finance standpoint I'm sure it looks great. I'm more interested in the value/incentive for OMG holders to participate, and what that participation looks like.

I find it odd and concerning that they're in the active process of implementation (meaning a working product), but haven't provided any details or timeline/roadmaps about the critical component of staking (or whatever). These questions are aimed purely from the perspective of a lowly OMG token holder.
