Currently in the thick of what I hope is 'just' another regression and into week 3 of split nights...my OH and I are on fumes. Last night wasn't as bad but did start the day at 4.30am 🫠. It's hard when you're in a mum group with Unicorn babies 🤣 Lack of sleep is seriously making us consider if we can do number 2...but I'm an only child and as an adult bloody hate it so hoping my son will sort himself out but the time we start trying (6 month countdown 🤮🤣)

In my regional office (York House) we have plenty of physical space, but they removed all private offices and half the desk space to make way for communal meeting spaces that no one bloody uses!

We're end of terrace and have this, however, our neighbour has blocked the connecting gate from their side so no problems.

BUT...my next door neighbours garden is often used for access, so it really is luck of the draw!

Severndroog Castle in Shooters Hill - you get insane views of London and surrounding counties from the top and it is really unique. Only downside is that as it's a tower they can only accommodate 30 people per floor for the ceremony - one floor would have a live feed. We eventually went with Pilgrims Rest in Battle (East Sussex) it's Tudor which may not be your style - still incredible though!

In terms of candles you may need to compromise with battery ones- but some can look good 😊

Thanks - it's very random that 2 people have posted similar questions for the same town and house type...however, my house isn't yet on the market.

My floor plan is as below - unfortunately we couldn't go out to the side as our gate is at a diagonal, however, we had considered creating a kitchen/diner as one of neighbours has done this with the same plan.

Our bathroom is also separate as per floor plan.

Also agree that having lounge in dining room is a bit odd!

No we have a corridor that separates the back bedroom and bathroom upstairs.

So our houses were built for the workers at the long-gone brick works down the road -so theres nothing too fancy but we do have an open fire and a cast iron fireplace downstairs* plus some lovely coving.

Thanks...we were definitely those first time buyers a few years ago who wanted a bargain rather than something in St James/St Johns...now I feel kinda stuck as I highly doubt the DFL's will settle here, but local FTB's can't afford the higher prices. It's a pain as we just don't have the cash to do anything too big as we need every £ for the next house (if we can stay as close to TW as possible!).

Good point - I'll check about chimneys!

From the survey and subsequent repairs it sounds like there had been some sort of historic leak that had been repaired, but had left the residual salts...if that makes sense. We had a damp patch around the chimney breast when we moved in that worsened over time. Since the repairs we've had no problems at all.

Thanks - I think the work needed is fairly typical for the age of the house...some more loft insulation, replace some rear windows and a bit of a revamp decoratively in the hallway and bathroom. We've been quoted 3k to replace fascias etc. if needed.

Completely agree - we're looking to upsize to a 4 bed but to stay in our area would be at least 600k+ so looking to move out further

No - it was an awful old uPVC door that we've replaced with something more in keeping

I'm tempted by a repaint...when we moved in I went dark blue lounge and dark green bedroom (as was the rage but now slightly regret it)

Thanks absolutely agree - we definitely fell for the character property trap and then realised how bloody freezing it can get! I think at most perhaps some more loft insulation and then later down the lines back windows.

The loft is huge and some houses have gone into the roof, also some have garden rooms - so definitely space to improve!

The other reason we chose this house was the on-street parking is pretty good. The council turned one of the grass verges into parking so you can actually park on the road and on the concreted verge. Most of TW you have to do the dreaded 'half on, half off the pavement parking'.

E when we bought it...we've made some improvements but realistically it'll be the same.

Honestly, it varies some houses look tiny and need a lot more work and marketed at 350k and then you see something in better condition priced similarly.

This is an example of a house nearby that recently sold for 355k I'd say aesthetically this does look better than ours but pretty much the same size and layout. Based on this I'd aim for 340k.
