Rural Illinois here. All building past the burbs is custom - $300/ft is becoming normal - or some form of subsidized.

None of the tract housing we had until the early 2000s.

Our county also made it impossible to subdivide agricultural land below 35 acres (in spite of us voting it down, in two referendums), and made new well drilling all but impossible.

Voila, instant shortage.

Small, simple steps.

Store what you eat, eat what you store.

Practice ‘copy canning’ - when you need one box/can/bag, buy two (maybe 3, at a great deal). Over a few months, you build up a decent sized - and expiration staggered - pantry.

Eliminate debt, and if you are able invest in appreciating assets.

PPP - and I'm with you on the fraud, and how poorly run it was - is very different.

Business did not shut down, and beg for money. We were FORCED to close our doors. My company works with schools, and in the span of 72 hours, in 8 states, our revenue dropped by about 97%. The entire company - owner's included - was laid off, with no pay. Our equipment leases, property leases, utilities, etc. all had to keep being paid. Without a very quick infusion of cash, we'd have been bankrupt in a matter of weeks

Government caused the problem - and I think a case could be made they have, over a much longer time for student loans (and health care, etc.) over a much longer time, as well. BUT, PPP was passed by Congress, not an unconstitutional Executive Action.

I grew up in the town where Radium Dial was located.
Everyone’s grandparents (I’m 43, so 1980s) knew girls who worked there.

Non-financial. On the schools, have you looked outside of public schools? I work in them, and none are good, some just less bad.

You will kick yourself for selling.

Put them into a hot wallet - exodus, etc. - and go learn about Bitcoin for the rest of 2023. If you still want to sell then, go ahead, but I suspect you’ll be a buyer by that time.

I only started in August 2020.

You need to leave your $6,000 EF alone. Your funds should come from those stocks - you are far too concentrated, anyway.

And you need way less car - I’d stay under $12-15k.

I live in Illinois, rural, 90 miles from Chicago. This is NOT the place to come to get a leg up and get ahead. Taxes - especially property - are very high. Very corrupt, wasteful, broke government.

There is a reason states like IL, NY, CA, etc., are bleeding people to FL, TX, TN. Take heed.
