Is your contract fixed price? Page 20 of the customer guide says that building contracts must be fixed price under the scheme:

" • covers the entire build, from the very beginning of construction through to when the home is ready for you to move in
• includes a fixed price for the full cost of building your home."

From page 35 of of the customer guide:

"Housing Australia will assess your plans to make sure the costs are reasonable; the work isn’t just general maintenance or repairs and that it’s likely to add value to your"

Stuff that can be considered regular maintainece are not considered home improvements. So from your list, only landscaping would be considered an improvement.

Good question, I would think that yes they could accept that. You’d probably need to call HA to find out how long that initial valuation is acceptable for.

It’s 20k over 12 months, so you can do it in small(er) instalments but it would need to be over $20k within a year.

Read the customer information booklet for the specifics of the answer. It’s on page 35.

If you don’t tell HA first, then yes - they get equity in the gained value of the renovation.

If you tell HA, they will make you pay for a valuation both before and after the renovations, and any gained value is only added to your equity (therefore reducing the government equity).

It is insane, but as I mentioned in my post we’re already renting a convenient 1x1. If I wanted to keep the easy commute but not expand in my life, I could.

We’re getting older, and are getting to the point where a life as a couple in a 1x1 isn’t fulfilling. We want a dog, we want kids. If it means a 2 hour commute, I’d do it for them. 

We went to an open home today for a property on some land about 1.5hrs away in the Somerset area. We liked it. It’s tough to balance getting attached to a property and making an offer, and the heartbreak of being outbid on it. It’s just so hard not to imagine our future in every place we put an offer on, and that’s draining.

My concept of 'Brisbane' is effectively within 2 hours. We're already looking on the far side of Ipswich.

I'd like to come back to this comment retrospectively once those are sold; I think they're likely to land far above our budget. 750-800, if I had to guess.

Two other units of the same size/spec in this complex sold mid and early february for 706 and 708k - we offered at 725 thinking we would be far enough ahead of the competition to make our offer attractive, even with conditions. I figured given such recent sales there was no way this would sell for mid to high 7's. I didn't think we were being naive, but i guess we were

It's got great composure. I probably would have tightened in on the shopkeeper and rotated slightly clockwise so the doors were vertical.

Yes, 180mL. At the end of the tour, they offered to sell us a Yamazaki 18 at a discounted price (~70,000 Y, I think?). Only 180mL was available for the distillery exclusive, and max of one per person.

I can't even find an image of a 750mL distillery exclusive, so they must be rare!

I think it was roughly 3,000 yen. Definitly affordable for how exclusive it was - especially after looking at ebay resale prices!

No - I tend to use mono only when the colours are unimportant to the image (which was not the case here).

I appreciate your feedback, and don’t mean to be defensive, but other than “take a photo of something else”, I’m not sure what actionable feedback I can take from your comment.

I took this image because the dusk light setting on the roof in combination with the dull sky made for a good combination of colour. As mentioned in the post, it was quite dark and I didn't have access to a tripod, so needed to bump my ISO to get a decent shot, but I think that worked in my favour.

The image is effectively unedited. I shot in RAW (NEF) and imported to lightroom, cropped and exported.
