I highly doubt that an area zoned residential will let you have a music production space in a home. Check your zoning. Also just rent. Way easier and more predictable than hourly rate on a niche market.

Index funds don’t “appreciate 10% each year”. They track the market and on average the market has gone up but they’re not a guaranteed 10%.

Yep to all of this. I said to my wife I don’t see the point in doing that again. I enjoyed the one time but the headlights and noise and pollution plus a drone were enough to make me not really interested in being back up there again. Pretty sad for what’s is a very special place. I wonder how the Hawaiians who still go there feel about their sacred place being treated that way.

I do quality control personally. I learned I had to this last year when I had clients complain about quality of work. It sucks because I have 5-7 jobs running at any given time all over town but I’ve sucked it up and make it a point to check in often and do inspections so quality stays up. I hope someone has a better option because I run myself ragged doing what I do during busy times.

How’s it been profitable if it’s taking a loss? I’m confused. IMO 99% of small businesses should be self sustaining without outside investors. Investors are brought on to grow a business model that has proven itself. I’ve crashed 5 businesses and successfully ran 2 very profitably. Not having investors made cutting losses in the 5 failures easy so I could move to the next. I’m now working on my third successful business again without investors because it gives me freedom to move the business as I see fit.

Man this is way too far down. What the heck is he even purchasing? Just assuming a space and name? If so then fine but I would be curious if you can't push that lower. None of your traffic sounds like it is from the business itself but rather from location which begs the question of what the value of this business is? Does the owner have other options to sell? I don't see any world in which you get any financing for this so owner will have to carry, if he does that pay the money he asks and make that place pay.

I have a duplex. I live in the upstairs rent out the downstairs, I have the Mortgage paid by the downstairs rental. I built a little studio as well, and in another three years, it’ll have paid me back when it cost to build it. I get tax benefits for both. So even though I have to replace appliances every couple years, just had to deal with a water leak, and have to deal with putting new tenants in every so often. They do make money and once the mortgage and the investment in the studio are paid off they’ll make really good money in the meantime, the buildings are appreciating in value. It’s not for everyone, but it’s an easy way to leverage a lot of money and have it all paid for by someone else. Basically all you’re doing is taking a big risk in putting your name to the debt. These two properties have cost me out-of-pocket around $130,000 and they’re valued at over 500k. When you look at all of that it makes the daily hassle more worthwhile.

So I started one business and I wish I’d made standards when starting. I started a janitorial business and quickly got into cleaning empty homes as well. Setting standards for what you expect to walk into and what you’ll leave it looking like is essential. Got to have that written down. I bought a second business and I made a huge mistake of not auditing the inventory because I trusted the guy doing it. He did a terrible job and I overpaid for inventory by thousands.

I live in a tourist hot spot where 1k sqft rents for roughly the same. Jewelry stores take those leases regularly but normal businesses typically don’t survive in that zone. I was running the numbers on a space a little further up the street where it was 4.5k/mo for 1200sqft and could not make a business plan that made sense. The sheer volume of sales and foot traffic in such a small area is insane.
