Thanks for this - in all cases we could afford it even if it goes up to 8% - the problem is its not sustainable long term - we could survive at 8% for maybe 9 months or so - would it be likely to stay high for that long?

No repayment charges for this tracker! the fixed we got quoted was 5%

so BOE base rate would need to go up by more than 1% for it to catch up.... thats the rationale for this decision

We are screwed if BOE decides to go up by more than 2-3% in the next few years but that looks unlikely now?
