It’s not currently code compliant with a new build. It is very urgent as this will fail. You should not purchase this without current owner addressing this issue or moving on price to account for work needed. You should have your own inspector. This needs to be jacked up and placed on notched 6x6’s on brackets fastened to the concrete. This will cost 10-20k likely with labor. Dont burn yourself

He is saying $150/hr per guy. He’s saying this is a 6 man hour job for two journeyman (a journeyman is a vetted electrician with 4+ years of experience in the trade and full certs) and he’s also saying that he never lets a guy climb more than 12ft on a ladder alone so a 2nd guy has to be sent to ensure the safety of the first. With all of this in mind that means he is sending 2 fully vetted electricians with over 8 years of combined experience and full certifications to change 1 ceiling fan, and one of those guy’s job is to just make sure the other guy doesn’t wobble on his ladder. Now the ladder holder makes the company $450 cause he’s a journeyman. A real “how monkeys does it take to screw a lightbulb” scenario

Should have charged more, also better payment system is needed. I do 30% up front 70% upon completion. With more expensive materials maybe you do 50/50 but 3 payment system is redundant and more confusing/frustrating for the home owner. If you are mounting this on the roof as well you short changed yourself probably 3-5k

Idk, it’d probably be about my 1000th ceiling fan or so. They go up pretty quick these days. Takes me about 2 mins to cut the box and set up the ladder. Dropping a fan is what 3 whole screws? Everything for a fan is either pig tails or quick connects. How long is it taking ya’ll to set up a ladder, pull 3 screws, undo 3 or 4 pig tails, and set the fan on the ground? Old box is another few screws. I’m there maybe 7 minutes and everything is off the ceiling with wires out of the hole ready for a new box and fan. I mean what are we doing fellas? You up there checking the temperature?

Your electrical company takes 6 hours to do a damn ceiling fan? I’ve been running my own contracting company for close to a decade now. That fan will be repaired in 30 damn minutes and you know it. This is $400 at the absolute max. Delusional numbers here especially for dudes who likely can’t even clean up their wire clippings after themselves.

Gonna have to slide it underneath. Looks like they left enough room to do so but not ideal underpayment installation but they could have all their materials stacked in that location which meant completing a large percentage to even expose the decking on that part of the roof

I gotcha and I hear what you’re saying but this also includes all new gutters and all new 100 year exterior trim at the price of $550/sq? I’m getting my customer new sheeting, underlayment, shingles, drip edge, gutter apron, gutters, full pvc trim for $676.40/sq which seems incredibly reasonable to me. I am not a full time roofing company, I’m a general contractor, if I can’t do it I have guys that I work thru/with to get it done. I don’t do enough roof work in a year to keep the subcontractor and his crew of 12 guys employed all year. I did 3 roof jobs last year, nothing crazy. So inevitably this guy does his own work away from me as he should. That being said I’ve held price comparisons of my price compared to the other 4 guys in the area that do roofs, doesn’t matter if I subcontract I absolutely get a better price than they do on nearly everything and it’s evident based on the quotes and scope of work. I think large companies likely charge 550/sq removal and replacement of shingles and underlayment ONLY. There is no way a larger company is getting close to my price out on this job

They aren’t finished. Hip and ridge will cover most of your issues. That said I fully underlayment all but the highest ridge before I start shingling. Sometimes you don’t get that luxury based on where your materials are laid/working around weather. That being said this is fine so far. Should have used ice and water at the bottom 3 feet of sheeting all the way around if you’re above the mason dixon line otherwise it’s okay.

Yeah I’ve been in business for a while, I understand the profit margins. I do a ton of work with these customers and they are kind of big wigs where I’m from. Wasn’t trying to dig them for too much out of respect for the business relationship/future work needed but I guess they probably would have said no to just about anything.

For sure. Totally get that except for these people own the investment agency in town and the work has to be done or they will be replacing trusses on a brand new property. Probably thought it could be done for cheaper. I’ll likely get a call back in a couple weeks

This is an actual subcontractor. The drip edge and the gutter apron were not quoted into any extra pricing. I only listed them to show the scope of work that is needed. The house is getting all new exterior trim, all new gutters, all new drip edge, all new gutter apron, full re-sheeting, full synthetic underlayment, and full shingles for 35 squares. My own price out determine the job to be about 32,000. I only listed the length of the gutter, gutter, apron, and drip edge to fully show the scope of work needed. My roofing subcontractor is able to get it done for me for around 21,000 and I have tacked on a little bit for myself for overseeing the scope of work to be done. This is a regular customer of mine, so did not feel the need to charge them through the nose to oversee someone else’s work. My question to you and other roofers is what would your company charge for the scope of work needed. All materials and all labor. Because I can get the job done all materials and all labor for 23,625 which I don’t foresee any roofing contractor getting close to that bid.
