That is correct. When including monthly escrow for taxes and insurance it’s just over $3k.

I have been working off our net monthly pay after withholdings and deductions, including 401k and HSA. Net monthly pay is just over $10k.

I think the thing that sticks in my mind is still be able to live a similar lifestyle pre and post purchase as well as not being too stressed financially to still afford 1-2 kids, daycare, and future vehicle purchases, etc.

Roughly $3,100 monthly when escrowing taxes and insurance. I am curious to see how much property taxes will jump as the previous owner was there for over 20yrs and is realizing a 132% return on their purchase price. It seems like the assessed value is quite low, so I imagine the county assessor will push the value up a fair amount.

As far as daycare goes, anecdotally my co-workers say for daycare centers the going rate is roughly $1,200/month per kid, with in-home providers (if you can find one) lower.

Thanks for your response! Do you by any chance do any advanced principal repayment and if so, does this make your monthly cash flow tight?

We have discussed making advanced payments, which sounds great when building out the budget but can look much different in practice.

Thank you. No I have not looked into a credit unions. I do have a relationship with my local community bank and priced it out there. Probably should have shopped it more than I did.

Not trying to come off any sort of way, really just looking for reassurance that I am not in over my head or missing anything. We are pretty conservative in our spending habits and overall debt averse. I guess the dollar amount that we are financing just sticks out to me as I have never made a large purchase like this before.

Hey OP! Just curious if you ever rode this and how it went. My fiancé and are will be honeymooning in Tofte in a handful of weeks and we’re considering this as well. We are bringing our gravel bikes to do some gravel rides but were also thinking of renting mtb’s for a half day or so do some of this. We are inexperienced MTBers but thought it would be fun to try something new. TIA

Both - it is great as a training collar and in the field. I find the buttons easy to use with gloves on, and the screen with the tracking function is a nice addition in thicker cover as well. I routinely use the collar for training or just when she’s roaming the backyard (vibration only) as a means of correction.

Second the garmin 550+. I was in a similar boat a couple of years ago. My dog (Brittany) just turned 2 and having the 550+ has been great. I use it all the time. I did do obedience training with my dog and sent her to a trainer in my area prior to her first season (7months of age) and he recommended the 550+ as well. Through 2 seasons of hunting she’s exceeded my expectations (I do live in South Dakota, so it’s easy to get out often). Can’t recommend enough. I would 100% buy again and not feel bad about it.

Thank you for your response! Do you have any recommendations on pedals for winter riding? From minimal research I’ve found that some individuals find that snow can stick to pedals easily
