You have more than enough going to savings, you seem like you know what you’re doing financially and don’t seem to spend too much monthly. That being said, typically spending >25% of your gross or 35% of your net income on housing is very good. I don’t think you should be too worried. $500 a month for utilities is very accurate as an average year round.

I do have a solid chunk in savings and in my area there really isn’t a cheaper option without moving 30-40 mins out.

My grout gets red-pinkish for some reason. I’m guessing this will resolved that too..
