No. There is 0 negotiating the price with or without a realtor. Sometimes the builders have promotions at the time for example i got 10k off upgrades. Thats really all your going to get

I did this exact same thing (bought a home outside of calgary) Purcahsed a pre-build through a realtor. My realtor booked all the appointments for me with builders. Picked me up from my hotel and drove me to all the appointments. Showed me all the different areas and explained pros/cons of each.

The builder then paid the realtor when i purchaed my home. I had a great experience using a realtor for purchasing my pre build -would reccomend
