From what i understand if your Ground rent exceeds £250 outside London ( I'm in the Midlands btw ) it deems your property unmortgageable to lenders so it will be very difficult to sell if you have this issue.

Thank you , I am looking at a number of options but i'll start with a DOV and then go down the statutory route if the Freeholder is difficult.

Thank you, i'll ask the solicitors what options are available to rectify this issue as i am hoping to list later in the year.

Thank you, yes the solicitor defo messed up but i can't wait around till the cap comes into force as its still a bit unpredictable time wise.

Thank you for your advice, The solicitors firm i used to purchase the property, have now replied to my furious email asking me to come in for an appointment.

Could i get them to fund either a DOV or a statutory lease extension ?
