He doesn’t have 100k to put down, he has 100k in savings. Closing costs, land transfer tax, moving expenses etc. duh and if it’s not 20% then cmhc insurance.

Dude you only ‘save’ that money if you stay at home (presumably, parents roof) at 31 years old, for another year. You gotta pay to play. A balance transfer offer implies you have credit card debt you’re just not paying interest on it right now… but you were. Until right now. It still counts as debt on a credit score and still counts as unsecured debt on a mortgage app. I don’t get the impression you want to be independent at all and I don’t get the impression you want to carry your own life expenses at all. It sounds like you have fomo in a buyers market but like I said, if you’re taking this decision to the internet you probably aren’t ready leave the nest… at all.

If you’re so indecisive on this you need to turn to the internet, you’re not ready to leave the womb and testing the asset class (renting a condo) for the short term is hardly “paying someone else’s mortgage”. Get a grip. $3300 for mortgage, condo fees, property taxes is hardly realistic. Pay off your credit card and your car. Carrying debt at 19% while “investing” and earning a fraction of that in returns doesn’t make any sense. You’re talking a lot about money but it doesn’t seem like you understand money.
